Type: Mixed-Use
Location: 7200 Main, Texas Medical Center
Construction Timeline:

*Things are stitching together here. In 2006, Springwoods Realty purchased a large portion of this land for vertical development. Renderings of the project, designed by HOK, were discovered online in 2014. The developer purchased the last remaining parcel in December 2015; a school sits on the site. Yesterday, the school announced that they will move to a new location on or before Dec. 2018.

Master-Planned Development Could Reshape Houston Site

The developer purchased the remaining plots of land in December 2015, and two months later, the school announced they would relocate to a property much further south by 2018 as part of a new mixed-use project. Whatever the future holds for this site, it looks like some more details could be expected soon.

Looking at the easement with AT&T, it appears to show some reconfiguration of easements but, more interestingly, it also seems to indicate the planned road layout. The below documents indicate a new street parallel to Main from Greenbriar to Pressler, and then an extension of Glen Haven (?) from Main to the new street.

The easement filed on 5/27 to the City of Houston references the parcels corresponding to the new streets (AY17-265B and AY17-265A).

It seems like this one is quietly (and slowly) moving along...

Nope. Not so far as I'm aware of anyway.

None of the other projects with towers that size have been cancelled at this point. Texas Tower ('735) was recently finished. This project is moving very slowly.

I wasn't quite sure whether this was just a typo or carryover from some prior comments, but did some digging and found this on the Houston map viewer site:

"New Braeswood Way" and "Novus Center Place" appear to be the names of the new streets. Perhaps "Novus Center" is the name of the new development?

I’m guessing this portends a 5 building plan for the site.


Edit: Deeds can be found as Harris County Clerk File Nos. RP 2022-3138 through RP 2022-3142.
