I love the rendering. To me it looks like a mix between old and modern architecture, the good old and good modern architecture at that. Look forward to seeing what the facade has to offer.

I think it's a fine design for a very interesting site. I love wedge-shaped sites. Here in Philly there aren't many, and our architects here seem so brain-washed by right angles they have no idea what to with wedges and end up shoving squares into them anyway, like morons. Boston, NY, DC and Chicago builders really know how to exploit the wedge.

Boston has its fair share of major construction coming online...

Copley Place residential tower, 47 floors, 626', will be the city's 3rd tallest and is slated to start in the next couple months.

Filene's Tower, up to 600', should resume by the end of the year.

South Station Tower, over 600', who knows but saw a new rendering recently

Aquarium Garage, the developer is becoming desperate so we may see some reconciliation with the mayor, could be 600'+

Congress Street Garage, plans for a 600'+ tower by like, 2020 anyway

Christian Science Center, expected to begin building a 500'+ tower within the next couple years

Also a 35 story hotel tower was just for Trinity Place near Copley Square.


It looks like the tide might be turning for Boston. Assuming the economy doesn't drop back off a cliff, we should be about to enter the city's most substantial building boom of the past 20-30 years. There is also still a lot going on in terms of (relatively) tall infill with the colleges, hospitals, and tech/resi's in Cambridge.

This is a fantastic little building for Boston. The stripped down classicism looks like it's straight out of Germany.

Edit: What's going to to happen to those little buildings at the corner? Are they slated for demolition?

The buildings in front of this one with the billboard and the Viga restaurant are not going anywhere. (you can see them on the right side of the second render) Another building was already demolished, but is really not a loss for the city.

This building is the Flatiron Building of Boston. I estimate that this building would be somewhere in the 300 feet tall zone.

People on the Archboston message boards (for all Boston development check out www.archboston.com/community ) have been calling it the Fatiron!

I like the look of this one. Will be interested to see it when it is completed. And 22 floors is about right for a building in this location and its shape. Much higher and I reckon it would look strange.

I kind of wish the corner section back to the vertical break rose up one more 3-story module and was capped with a more distinctive parapet, but alas, this is really nice anyway.

To my eye, it's very reminiscent of early versions of the Kropcke Center in Hannover, Germany:

I also have a suggestion. If those three buildings up front ever needs to be demolished I suggest that they add a plaza in front of this building to give the area green space and an area to view the building up close.

Don't know what is exactly, but something about the design I just can't get enough of. That being said wish it was 42 floors vs 22.

Those small buildings at the corner are perfect. It's the hideous billboard that needs to go.

I can't believe a city as beautiful as Boston permits billboards in the middle of downtown. They have them here in Philly as well and it's a real blight.

yeah, i know about the Copley one and the "hole in the ground" at the Filenes site but the others are no where close to fruition and in Boston, my money is on the side of none of them being built, except for more 25 story buildings. What ever happened to Menino's 1000 footer he wanted in Post Office Sq? now THAT is what the skyline needs, something not the same height as everything else. A supertall in the financial district would be fantastic, BUT it is Boston after all so unless there's enough graft involved, nothing will happen

This used to be on my daily walking route when I worked near the Theatre District but lived off of Columbus in the South End.

That said, I hate getting older. For the life of my, I cannot remember what was there. My mind is telling me that part of it was a small surface lot? Is that right?

You're right, it was a surface lot and there was a building that housed the Salvation Army at the very corner of Columbus and Berkeley.

Also, kudos to the photogs there... I'd been wanting to see how this one would turn out for a while!
