In South Florida’s most expensive office sale of 2010, the site for 1400 Biscayne Boulevard has been sold for $31.52 million. The buyer is an affiliate of Miami-based developer Espacio USA. The site has approvals from the city of Miami to build 850 apartment units and 43,000 square feet of retail space on the site. The twin towers designed by Arquitectonica will be 64 floors and 58 floors, respectively. The site is currently immediately north of the Arsht Performing Arts Center and will be served by two Metro mover stations. |
Is this a sign that Miami's condo glut is being absorbed?

I thought I had read recently that all the condos were filling up nicely these days.

yes the condo glut is being absorbed. In the first quarter of 2010 over 72% of the newly built condos during the boom had already been sold. The remaining percentage of unsold condos are concentrated in a few buildings like ICON and a few are in foreclosure and sales have been halted.
This project as it stands is for rental apartments of which are sorely needed in Miami. Of course that can be changed to condos and currently there is a office building on the site that would have to be torn down to make way for this project. |
nice good to see that miami is getting some more skyscrapers too.
but they should maybe change part of the base abit tho. that white wall on one of the sides is kinda big |

Blends in with the buildings around it. Kind of conservative looking when compared to some of the other designs we've seen proposed in the Miami area.

Yes, I agree. Its looks amazing! I haven't been down there to South Florida for a long time. I did not realize know its has lots of changed it for a long time.
