Sanders Gardens Condos | 33.8m | 3, 3 & 9 fl | Approved

This. On every single main street in the city. We could add so much density and so much retail by utilizing this mid-rise, mixed-use form on our main streets where we currently have tons of 1-storey slab buildings, parking lots and old run-down single homes.
Every main arterial with transit should get this treatment city-wide. |
that's a very hefty looking building - wonder if there will be retail on the main floor. I mean it's great to build condos everywhere but if it's just condos and no businesses or places to go and do things then it just becomes like a suburb..

“The development is comprised of 154 residential suites and 472.7 square metres of ground floor commercial space in the multiple dwelling and 28 residential suites in two maisonette buildings. In addition, surface level and underground parking for 108 vehicles and 18 bicycles will be provided. The development is to be marketed as a student residence, but this accommodation is not an exclusive use.” ^from the website

Interesting that they're citing The Bartholomew in Regent Park as a source of design inspiration. That's a relatively handsome new build, so I wouldn't be upset if it ended up looking like that.

Cue the usual "feedback" from area residents... "But the traffic!"... "It will create parking problems!"... "But the shadows!"
And probably an "OMG they'll be looking down into our back yards!" |
Great location for something like this. I hope it goes through without issue!

I don't know how to pull an image from a website....so here is the link to this project...great looking design IMO

Here it is. It looks like it could be an older design though, as it is only 8 floors and the design is different than what was submitted to the city in June...

Great news!

new SPA application here. Appears the townhouse blocks were nixed in exchange for more surface parking, judging by the description (more surface parking than the previous application, no reference to the townhouse blocks)
