I don't hate it. It's a simulacra of the Marriott Courtyard/Hilton Garden Inn template. It's glass, it's 120m (probably) and it's gonna be on a site that was an abandoned garage yard for the past 50 years. It's going to bring hundreds of tourists and apartment renters into the neighbourhood.

I'll take it.

Hotels use curtain walls instead of window walls. Right there it's above average. I'll take it too!

L'hôtel occupera les 10 premiers étages du gratte-ciel, et des appartements seront érigés aux 30 étages supérieurs. La tour mesurera 120 mètres (environ 400 pieds).

En gros, Canvar appliquera la même recette qu'avec ses deux projets précédents. Le groupe a construit il y a quelques années le Hilton Garden Inn, rue Sherbrooke, qui comprend des logements aux étages supérieurs. Plus tôt cette année, l'entreprise a inauguré le V, à l'angle de Bleury et René-Lévesque, une tour locative de 40 étages dont les 10 premiers étages sont occupés par un Marriott Courtyard.

«Les appartements du V se sont loués à 85% en à peine six mois», a affirmé Marc Varadi avec le sourire.

Logements haut de gamme

La demande pour des logements locatifs haut de gamme est robuste depuis plusieurs trimestres à Montréal, alors que celle pour les condos neufs fléchit.

Signe des temps, une série de projets locatifs ont été annoncés au cours des derniers mois dans Griffintown, au centre-ville et dans le Quartier des spectacles.

Design peaufiné

Canvar et ses architectes - le Groupe Architex - ont dû retourner plusieurs fois à leur planche à dessin, confie Marc Varadi. Les urbanistes de l'arrondissement de Ville-Marie ont insisté pour que la tour soit le plus vitrée possible, afin de s'accorder avec le design de l'immeuble voisin (CGI).

Maintenant que le concept est finalisé, le projet devra être revu et approuvé par le comité consultatif d'urbanisme de Ville-Marie.

Le Holiday Inn de 220 chambres qui occupera les étages inférieurs viendra remplacer l'ancien établissement de la bannière, situé rue Sherbrooke. L'immeuble a été vendu puis transformé en résidence pour étudiants au début de 2014, comme plusieurs autres hôtels désuets du centre-ville.

I don't hate it either, but I can't say I love it. IMHO I think the 15 storey podium is what makes this project unrefined. They need more tower less podium!

It looks like the rendering is not in context with the site.

Which way do you think this building will face? Or better yet, which way should it be oriented?

I'm pretty sure we're seeing the building as if we'd be standing on Crescent street, looking north. So the tower would be facing the CCE 2 while the podium would be orientated towards the YUL.

Simple, modern, infill... What's not to like.

Will add to the density going up in the area

Not that far off. Latest rumors state that the start of construction is imminent (this week).

I have a better opinion of this tower, but only because they have a no BS approach, they annouce, launch and construct.

I really wish they hadn't messed around with the old Ford hotel. That glass addition is hideous.
