On a side note, I had the displeasure of driving from City Ave to the Art Museum area via Lancaster and Girard today. It's a shame that stretch is so crappy with all the abandoned buildings and crackheads hauling scrap metal around in shopping carts. Not sure what it would take to spark any improvement though.

Yes I believe that is the right spot for the parking garage. As for that neighborhood I agree that the area has some great potential. Especially the parkside neighborhood and the areas close to the zoo and the park. Imagine some fancy rowhomes and high rises over looking the park? People would definitely move there. Hopefully the city comprehensive plans will help spark development and gentrification in troubled areas of the city. The West Park (that area of the city) comprehensive plan was already released a couple of weeks ago if you didn't see it. Same with the lower south comprehensive plan

2116 Chestnut- 7 stars
Drexel Dorm Project-6 stars
Family Court -5 stars
2040 Market Addition- 4 stars
Hotel at 12th + Arch- 4 stars
Parking Garage 14th + Arch 2 stars
Penn Hospital Tower expansion- 1 star

Temples highrise -1 star would be a 6-7 if it were in Center City. Cant get too geeked up about a high rise at that location.

Oh and for me I'm overly excited about some projects.

1-10

2116 Chestnut- 10
Temple U Dorm- 9 (a 24 story tower, an 8 story tower and a 3 story retail complex?? That's awesome)
Penn Tower Expansion- 7
Drexel Dorm- 7 (finally making Drexel feel more urban)
Other Drexel LeBow Building- 6 (same reason as the dorm)
12th and arch hotel- 6 (great infill taking out an empty lot)
Family Court- 5 (great infill taking out an empty lot)
Dranoff Broad and South- 5 (finally building something on that eye sore)
2040 Market- 3 (okay I guess. Could be a little taller but I still like the retail on the bottom floor)
Parking Garage- 2 (if it didn't have retail I wouldn't be interested at all)

Hopefully we got something impressive at the girard block and the empty lot at 20th and market.

CRO Burnham your idea to shut the bars down is a lot better than the political views in your logo icon. Rather than wait to have the hotel acquire the land they should shut the bar down as a nussance bar. Or any biz in that area that causes a problem like you stated. One lost convention = millions in lost revenue to the city. - Never under estimate the stupidness of people on large groups? Who is controlling our city?

I take that as great compliment since I think that avatar is pretty funny. I can't take credit for it though.

I also agree that you could have the same phrase and an image if the local Dem party, which is full of alot of idiots too. They're just local idiots, though. Not global idiots, who I think are much worse.

I really think the new drexel dorm and business school will have a big impact more closely linking center city and university city. I think they are more exciting than 2116. I also think the new temple dorm is exciting because of its huge scale. A whole block is really unusual.

We made the list of top comeback cities by Forbes. I am very happy we made this list, it is great publicity for the city.

On another note, there is a lot going on now with both waterfronts. I especially like this rendering of Gray's Ferry:

And the debate on whether or not the City Planning Commission will adopt or accept pieces of the Delaware Waterfront master plan ensues. http://planphilly.com/just-piece-wor...aterfront-plan
At least one large portion, which happens to be my favorite portion, might be adopted...

This rendering of the Gray's Ferry waterfront is upside down. This is an altered image from the north on West River Drive roughly across the river from Boathouse Row. Either way, I like it.

I don't know how I feel about this. It is about the Mormon Temple. Their plans are very suburban :hell:

Also, Jonathan Papelbon bought a condo in 1706 Rittenhouse.

We all went nuts two years ago when this was announced. There is nothing remotely urban about this project. We went from luxury highrise/condo to this...ouch.

theWatusi Mar 7, 2012 10:19 PM

The Mormon temple doesn't look so bad*

*provided they use actual stone instead of dryvyt

Skyscraper.Phanatic Mar 7, 2012 10:44 PM

The Mormon Temple is a very tired bland design. It looks like it belongs in a tired faded southern city

The Mormon's have been developers before so until they actually announce what they are doing financially I find it hard to believe that they scrap the high-rise portion for that lot given how valuable those approvals are. We all know how hard it is to get stuff approved in this city and they have done big developments in other cities so I do not think we can draw any conclusions yet.

Well that's nice to hear, thanks for the reassurance. I don't mind the Mormon Temple and I think it's a pretty nice design. I wouldn't mind it even more if a nice tall sexy apartment building with retail on the bottom floor was built right next door =)

A rooftop garden has been approved for the Family Court Building as well as a sculpture for the Barnes Foundation's grounds. I actually do not mind the front of the Barnes. I drove by it today. I think it is very nice and Urban facing the Parkway.

Here is a crappy image of the rooftop garden
