How different is this in concept from Newport and Suter Brook out in Port Moody? Minimal internal road structures, suburban location, SkyTrain relatively close, high density with some modest employment and retail space. Those areas seem to be active and thriving whenever I have passed through and not choked with cars. Admittedly I'm not there at rush hour nor driving (but then isn't that part of the point?)
