To be honest , aside from University City , The Waterfront and Center City , Philadelphia doesn't need large scale projects. What it needs is a massive infill and renovation tsunami to go block by block in places like North Philly , Kensington , Holmesburg JCT , Bridesburg , Allegany. Its a very slow process , but it looks like in Fishtown its final starting to accelerate. I noticed quite abit of revitalization in Fairmount. Hopefully in 10 years you'll be able to walk from one end of the 15 to the other and see nothing but Urban renewal and investments.... I think Philly needs to encourage TOD near busy SEPTA JCTs...there seems to be a lack of that.
