New Southbank plans
AMBITIOUS new plans have been submitted to redevelop a Southbank site that just last year was the subject of a landmark 56-level proposal.
The property, at 54-56 Clarke Street, next door to the prominent Habitat apartment tower, under construction on a site abutting the West Gate Freeway, is now under review to become a 72-level building.
Planning Minister Matthew Guy would need to approve the new proposal, which will include about 30,000 square metres of internal space configured as 268 apartments and lower-level retail.
The permit seeks to include just 114 parking bays in basement levels. On completion, the 54-56 Clarke Street building would rise 238 metres compared with last year's 183-metre proposal.
Habitat, at 36 levels, would be half the height. Being developed by VicLand, Habitat is identified by its concrete facade - punched with a series of different-shaped squares. The tower, which will not be painted on completion, is prominent to West Gate Freeway commuters passing the Kings Way exit.
In recent months Southbank has become a hive for major proposals with a couple of 70-plus level apartment towers permitted for construction, then listed for sale as development opportunities. Earlier this month, affecting one of those sites for sale since July with price expectations of $25 million, a proposed 108-level building was announced.
