there is a plan to have a pedestrian bridge connecting to new west quay so walking from this development to new west station shouldn't take much time at all 10 -15 mins walking there is also ideas of connecting it with little ferries like false creek connecting sapperton, the quay and i assume surrey somewhere
You can turn left from 20th St. to 7th Ave which many people do.

It used to be a 15 minute walk from my house in Queensborough to 22nd St Station, as buses were pretty unreliable I went that route half the time.
