New development rarely happens in Riverdale, because big brick co-op buildings and townhouses populated most of the northwestern Bronx neighborhood in the wave of construction that swept across New York City after World War II. But every once in a while, a developer cobbles together a site in the quiet, middle-class enclave.

Yesterday, we spotted permits for a 14-story apartment building at 3644 Oxford Avenue, just over the border from Fieldston. The development would rise 155 feet into the air on a through-block site between Oxford Avenue, Riverdale Avenue, West 238th Street, and Sulfan Terrace.

The 48-unit building would have spacious apartments, averaging 1,240 square feet apiece. We’re guessing these will be two- and three-bedroom condos aimed at families. Maybe future residents will send their kids to the Ethical Culture Fieldston School, a progressive and pricey private school across the street on Riverdale Avenue.

The ground floor will have 2,500 square feet of retail, followed by a garage on the second floor and 59,630 square feet of residential space on the remaining 12 stories.

The second floor garage will hold six parking spots, and a surface parking lot will offer 33 more spaces. Overall, it’s a bit more parking than city rules require.

Two small houses and a low-slung commercial building once occupied the 27,700-square-foot site, but they were all knocked down in 2014.
