Sugar House Construction Projects - Updated report - March 27, 2024 - Alta Terra (Former 24 Hour Fitness)

Est. Completion: Spring 2025.
Project description: Residential (Approx. 340 units)

March 27, 2024 Update: This two-part project has now transitioned to a new contractor and is moving forward. One-way traffic (WB) has been restored to Ashton Ave. and the pedestrian walkway along the frontage of the south side property has been repaired and allowing for safe access, including ADA accessible, through the project site and adjacent staging area. Framing on the south portion of the project has begun and moving steadily forward across the top of the structure. Utility installations have begun with the first leg occurring on Ashton Ave. With some temporary traffic obstructions the current one-way traffic will continue to be in place. This phase is nearly completed. The next leg of the utility installation, beginning approximately the first week in April, will occur at the north end of the project area, on Simpson Ave./1100 East and will require the closure of west bound traffic for a 2-3 week period.
2 Hour Parking signs have been ordered and will soon be installed at the east end of Fairmont Park to discourage all-day parking by construction workers. Discussions are currently being held between the contractor and a nearby private property owner to arrange for parking for construction workers.

The commission approved the Alta Terra building, which will continue the buildout of what is known formally as the neighborhood’s business district, but which should be recognized as the area with the densest housing outside Downtown.

Alta Terra would bring 228 homes in a 10-story building at 1121 East Ashton, immediately east of Fairmont Park. The building will include space for retail in its ground floor, and the building will top 100 feet total.

Its sibling will be built across Ashton, bringing another 118 homes in a 94-foot building on what had been a vacant surface parking lot. That project was separated for administrative reasons and has already been approved.

In all, the pair will bring 346 new homes of various sizes to the neighborhood, which has nearly 2,000 apartments under construction or very recently completed.
Note: The Alta Terra will be replacing a parking lot and single-story structures, including a large 24-Hour Fitness Gym.

Sugar House Community Council Update Report - March 27, 2024

March 27, 2024 Update: Re-construction continues on site with five floors are now in place on the building and framing mostly complete. Work is now focusing on the interior of the building. The re-build is expected to be completed by late 2024/early 2025. This will be a five-story building containing 200 luxury apartments with the ground floor dedicated to retail, including restaurants and a bike shop.


Sugar Alley is a 200-unit mixed-use development located in Salt Lake City’s booming Sugarhouse District.
Class A amenities will be accompanied with 17,332 square feet of ground-floor retail.

Massive $59M Sugar House fire most likely caused by heaters or electrical issue, report says

SALT LAKE CITY — The cause of a massive fire at an apartment complex under construction in Sugar House last fall, which prompted hundreds of tenants to be evacuated from an adjacent complex for days and some businesses to close for two weeks, is officially considered to be "undetermined."

That's according to a final report on the incident.

However, the most likely culprits are either large space heaters that were placed on the upper floors just days prior to the fire igniting, or an electrical problem, according to investigators from the Salt Lake City Fire Department and the Bureau of Alcohol, Tobacco, Firearms and Explosives...

Cleanup Progressing and Reconstruction Beginning

Sugar House Community Council Update: Re-construction is underway with work occurring both on and off the site. Minor repairs are being made on the parking garage while new wall panels are currently under construction at another construction site. Due to this and other factors the re-build is expected to be completed much faster than the original construction, in about eighteen months. This will be a five-story building containing 200 luxury apartments with the ground floor dedicated to retail, including restaurants and a bike shop.
