Some thoughts as I catch up with the last few pages.

1. 303 E Wacker sits above a fire house (assume it was a similar development deal many moons ago). It really has no impact at all on the office. Doubt you'd even be able to request a discount.

2. Realtor Building was already a bit unfortunate. The rooftop amenity changes nothing. It also doesn't change the redevelopment math even if they are spending $10-15 million on it. If the math works for a 70+ story monster there, we are already talking about buying an entire office building. Downtown land costs probably need to fundamentally change in Chicago for that kind of thing to work. But its certainly possible in ~10 years if there are no empty lots left.

3. Anyone have photos of the CH Robinson building? Maybe this is the wrong thread. Was excited to see that beachhead of North Branch redevelopment finished.
