Fort Totten

Proposed Development: Mixed-use, 185 townhouses and retail, Fort Totten, DC

EYA is proposing a major townhouse and retail development in the Fort Totten neighborhood of Washington, DC. The project site, located at the intersection of Riggs Road and South Dakota Avenue, NE, is a short walk from the Fort Totten Metro station. Up to 185 townhouses are proposed, as well as 20,000 to 30,000 square feet of retail. Also planned are two-levels of underground parking for 152 cars and 54-68 spaces for bicycles, and private at-grade parking for about 100 townhouses. To move the project forward as currently envisioned, EYA will be seeking a minor zoning variance.

Located across the street from Fort Totten Square, a recently built 350-unit apartment complex, EYA's proposed development, designed by Mushinsky Voelzke Associates, will bring needed density to the emerging area around the Metro station, further activating the nascent street scape. Previous EYA developments in DC include Harrison Square, one of the first new developments in the U Street Corridor after the Metro Green Line station opened in 1991, and Bryan Square in the Capital Hill neighborhood.
