In my opinion the marquee doesn't seem all that practical. You wouldn't be able to read it until you were right in front of the theater.

There's a parking lot in front of the cinema building rather than a street. The marquee would've been roughly where Yogurtland is today. It was probably placed to catch the attention of traffic on Main Street, which wasn't lined with trees when the cinema opened.
