It would bring investment and development to Overtown hopefully.Not much focus is placed into the other larger but low-rise neighborhoods like Little Havana and Coconut Grove.
There's numerous open lots that can be utilized for apartment or mixed use buildings to increase the city's overall density and walk-ability. Miami is pretty dense already compared to other Florida and Sunbelt cities. I think nationwide, only NYC, SF, Boston, Chicago, and Philly pack more people into one city so there's something to work with.
