Great stuff, thanks Ramko. I've gotta say this is a much better project with the increased size, only issue is it will likely take longer to come to fruition in this form.

My guess is that Oxford is actively looking at both schemes and will build to suit based off the size of anchor tenant and their perception of the medium and smaller sized tenant markets at the time of the anchor deal execution.
