I personally believe the market exists now to do that in the Bay & Algoma area. There just is not a developer willing and/or able to take the risk and be the first to try it yet. Something like that could be extremely successful if the cost of the units are kept in the $200 000 dollar range, but that is difficult to do now for new construction (especially if the buyers want higher end finishes).

Permits have been applied for/granted by the city for the following projects over the last few days:

-Delta Waterfront Hotel building (foundation almost complete on a separate permit, construction beginning in March, est. $15 million)
-Carpenters union office and training centre to be built in Innova Park (est. $3.5 million, no timeline given yet)
-Crossroads rehab centre to be located in the former Oliver Rd. School
-St. Joe's new mental health wing (also currently out to tender, est. $38 million)
