Silverstein isn't selling this site, and even if he did, it would still remain Downtown. New York is not a city where the choice is this site or nothing, even given how large the WTC is. Never in its history did the WTC fill up with tenants this soon, and I wouldn't expect it to now. It's being built to demand, however long that takes. It's not as if NY will run out of tenants. This is one of the only large scale office construction sites Downtown. It will get built.
It the meantime, our hands are more than full with everything else going on, so everyone should have patience. The 3rd tower is finishing up, a remarkable achievement considering there were many who thought nothing would or should get built here at all.
