Developer: Hanover River Oaks retail component will make Kirby Drive more walkable

When complete, the 40-story Hanover River Oaks off Kirby and Steel Street will make for a better pedestrian experience, said David Ott, development partner with Houston-based Hanover Co. The project broke ground in December 2017 with the first units delivering in early 2020.

Ott said the residential high-rise with first-floor retail will link existing developments such as West Ave. to new projects, such as San Antonio-based H-E-B Grocery Co.'s mixed-use project to be developed by Houston-based Midway Cos. Ultimately, the stretch of Kirby extending from West Alabama Street until the West Ave. development will be more walkable, he said.

So far, no businesses have signed leases for the 10,000 square feet of retail space but Ott would like to see a mix of cafes and restaurants that keep the ground floor busy for most of the day.

Hanover recently filed $47.3 million worth of building permits with the city of Houston for the residential tower. Chicago-based architecture firm Solomon Cordwell Buenz designed the building and Hanover’s construction division is the building's contractor. David Werlin with Houston-based WPW Realty Advisors is handling retail leasing.

Rents for the luxury high-rise with units ranging in size from 557 to 3,059 square feet will start at $1,700 per month and go up to more than $10,000 per month for the premium and penthouse units. Hanover River Oaks is across Kirby from the future H-E-B development and adjacent to the Upper Kirby luxury-branded condo project The Giorgetti, which broke ground in May.
