Approximately twenty-nine of thirty-four Spruce Hill residents voted in support of the alternative plan for 4224 Ave, Wednesday, July 24th.

It was the third and final meeting between U3 Ventures, architect Cecil Baker and the community. Notably: fewer residents attended the final meeting than the two preceding it. However, since the majority of those in attendance voted in favor of the plan, it suggests that the Spruce Hill community might support U3 Ventures when it goes before the Zoning Board of Adjustments (ZBA) for several variances.

If approved, the project will include two L shaped buildings facing Baltimore Avenue, which will connect to the five-story building facing 43rd Street. There would be 8,000 sq. feet of space retail, which will wrap from the ground floor of Baltimore to 43rd Street. As for the 10-story building facing Baltimore Avenue, the top five stories will be designed in a cascading, terraced fashion. An 10-story glass and metal tower will stand behind it. Bricks will accent the first few floors of each building.

If constructed, 4224 will include 178 rental units. About 25-30 of the units will be sold as condos. Situated in the building’s first five floors, the apartments will be a mix of studios, one-bedroom and two-bedroom apartments. The size of the apartments will range from 400 to 950 sq. feet. Its condos will be located on the upper floors. The two-bedroom condos will include 1,600 sq. feet of space. In addition, the five-story building facing Clark Park will have a roof top community garden. The project also includes 65 underground parking spaces.
