The Queens waterfront neighborhood may be New York's front-runner thanks to a combination of new office space, a growing inventory of apartment towers, its proximity to the city's burgeoning film industry and Cornell Tech's Roosevelt Island campus, and multiple mass-transit options. The Long Island Rail Road, six subway lines and increased ferry service could quickly connect the company to Midtown and the suburbs to the east and the west.

A coalition that includes some of the city's largest landlords—RXR Realty, Tishman Speyer, TF Cornerstone, Silvercup and Savanna—are working together to pitch Amazon on the neighborhood. They have pieced together a menu of options to create a campuslike feel. According to sources familiar with the plans, the landlords are proposing that Amazon take space in the Jacx, a twin-spired commercial tower Tishman Speyer is building along Jackson Avenue, and 1 Court Square, the neighborhood's tallest office building, which is owned by Savanna. RXR is also pitching its Standard Motor Products Building on Northern Boulevard, and TF Cornerstone is offering to develop a two-parcel waterfront site in Hunter's Point South that can accommodate 1.5 million square feet of commercial space.

Such a combination would give Amazon a selection of state-of-the-art facilities as well as offices in older buildings with an industrial vibe that's proven attractive to tech and creative tenants. It would also allow the tech giant to vary its rents. Executive offices could be located in newer buildings that might be priced upwards of $70 per square foot, while cheaper administrative spaces would be in the $30s per square foot.

Though the neighborhood has already begun to attract tech firms, Cornell's new tech campus on Roosevelt Island adds an important dimension to the area's economic vitality. The school, one stop away on the F train and accessible by ferry, would fulfill Amazon's desire to be close to an academic institution equipped to provide research and talent. Several executives also noted that Cornell Tech's dean, Dan Huttenlocher, sits on Amazon's board.
