It's hard to gauge the office market in Toronto. There's a lot of space being freed up through the relocations to new buildings and the new spaces are built to a much higher capacity. At the same time, companies continue to hire with absolutely no space to put the people. At some point, new leases will make more sense than spending a lot more than $85,000 to squeeze eight new workstations within existing space.
Hotelling is a great option for suburban based companies in attracting young urban minded professional. (example: Desk in the 905 with the option of working remotely from a downtown location) Unfortunately, it doesn't need a lot of space.
