The site and landscaping plans for a high density student housing project along Pembina Highway were approved by Riel community committee this month.
At a special Aug. 9 meeting, the developers of a 352-unit, 16-storey multi-family building at 2525 Pembina Hwy. presented their plans for the layout of the new tower and parking lot, along with landscaping, at the former site of the Dairy Queen at Bison Drive.
Documents submitted to the City show the proposed building will have a number of one and two bedroom units from the second storey upwards, and the main floor will feature a vestibule, office space, garbage room and amenity space for tenants.
Parking for the tower will primarily be located underground with 74 spaces below grade and 42 at the surface. An additional 276 bike parking spaces will also be included underground.
Applications for the project were first considered by the committee in September 2016, when the developer at the time, Rise Real Estate, was proposing a 14-storey, 197 unit building on the site. In March 2018, the current developer, Campus Suites, requested and received variances to increase the number of floors and units, reduce the required number of parking spaces, and increase density with a lot area per dwelling unit of 149 square feet.
The development will return to Riel community committee for plan approval at a later date.
