530 Oxford Street West - two 33s mixed use (Approved)

At the southeast corner of Wonderland and Oxford, York Developments is proposing two 33-storey high-rise developments comprising a total of 408 units and 473 m2 of commercial space.

Someone shared this proposal a few weeks ago in the "development rumour" thread, so it's great to see an official zoning application submitted. Will definitely be a transformative development not only for the area, but for the city.

For some reason I did not realize it was York Developments working on this, looks great.

This is pretty prime location, should be approved without issues.

Ah come on. The Nimbys will bring out the check list of complaints.


- will increase traffic
- will increase crime
- the dreaded shadows of Mordor will kill all the trees
- will reduce parking

With this taking place at the end of the cancelled west BRT line, and lots of development at the end of the cancelled north BRT line... perhaps we made a mistake not approving them?

Future generations not goona let this go, like my generation is still anal about the last generation cancelling freeways the province was willing to pay for.

There is zero question we made a mistake not approving them. This has to be one of the busier interceptions in London and is prime for growth.
I do not recall the initial RT plans but this parking lot would have been a great transfer area if needed.

Of note there is approx a 6 meter drop in elevation from the street level to the parking lot of the mall. This would likely be 2 floors below street level but at the mall level. Leaving 31 floors from the street level.

Would still be surprised if this proposal moves up York's timeline considering they have around 15 other residential buildings either zoned or in process now. If it happens it will likely be after 2030.

Yeah I also agree that it was a mistake for the last council to not approve the west leg of the BRT especially considering that the majority of the funding would come from the upper levels of government (and would also replace all the underground and above-ground infrastructure) and especially considering that there is already lots of high density development and much much more to come....

A project of this size is minimum 3 years of construction and that assumes two tower cranes.

Hope this one goes through. Prime location for something better than a sunken parking lot. They could call the buildings "T & T" (re: Asian grocery store about to open behind it).

I heavily doubt it will look anything like the render if built. Nash looks so squished there lol

If approved, this better reopen discussions about the west leg BRT and/or Wonderland widening/BRT

City planning staff is recommending that Council approve the zoning changes that would allow for these two buildings.

This will be heard at Council's planning committee on May 22nd, then to full Council on June 4th.
