Une part du paysage aux abords du boulevard Montclair et de l’autoroute 5 va changer à Gatineau: l’immense structure de béton qui sert de deuxième étage au stationnement des Galeries de Hull depuis son ouverture en 1972 s’apprête à tomber sous le pic des démolisseurs.
Les travaux majeurs, qui doivent s’échelonner sur une période d’environ quatre mois – on prévoit donc que ce sera chose du passé au début de l’été –, débuteront dès la semaine prochaine, confirme l’entreprise Cominar, propriétaire du centre commercial, qui dit vouloir agir avec proactivité avant que la structure n’atteigne éventuellement la fin de sa durée de vie.

«Il y aura des travaux de réfection pour enlever le deuxième étage (du stationnement). On est en train de s’installer dès cette semaine. La durée approximative sera de quatre mois. Une fois le deuxième étage retiré, il va rester suffisamment de stationnement pour notre clientèle. Tout va se faire en phases. [...] Le stationnement sera accessible (pendant cette période) par le boulevard Saint-Joseph seulement et pour s’assurer qu’il s’agit de notre clientèle, une équipe d’agents de sécurité sera sur place pour gérer les allées et venues», affirme la directrice marketing pour la région de Montréal chez Cominar.

Cette dernière soutient qu’aucune nouvelle construction n’est prévue sur le site et que les motifs derrière ce projet sont d’agir de façon proactive étant donné que l’infrastructure d’une large superficie a été érigée au début des années 70.

«On a fait évaluer le stationnement par des ingénieurs, la firme NEUF Architectes est aussi impliquée dans le projet. Et comme la sécurité de nos gens est hyper importante, avant même que n’arrive sa fin de vie (de la structure), on a simplement décidé de l’enlever tout de suite. [...] Selon nos études, avec les rapports d’achalandage, on sait que même en effectuant ces travaux-là, il y aura suffisamment de stationnement, ça ne devient pas un empêchement», explique la porte-parole, rappelant qu’avec le Rapibus à deux pas, le transport en commun est aussi prisé par les clients.

Plus d’une centaine d’espaces de stationnement vont être retranchés sur le terrain du centre commercial qui compte une soixantaine de boutiques.

Cette propriété commerciale de plus de 28 000 mètres carrés est «hyper importante» pour Cominar, précise Mme Castonguay, qui spécifie que l’objectif est qu’elle «vieillisse bien» tout en demeurant sécuritaire, écartant la thèse que la structure de béton n’était plus adéquate.

«Ça fait partie (d’une vision) du futur. On va maintenant apercevoir plus le centre (à partir du boulevard et de l’autoroute) plutôt qu’il soit caché derrière la structure et ça va enlever des îlots de chaleur», dit-elle.

Alors que certains nouveaux commerces se sont greffés aux Galeries de Hull depuis sa revitalisation et la fermeture en 2018 du défunt magasin Sears, Cominar affirme ne pas avoir de projets de nature résidentielle ou commerciale dans ses cartons à l’endroit où est situé le stationnement.

Interrogé mardi sur la disparition de cette structure très familière pour les résidents du secteur, le conseiller municipal du district Parc-de-la-Montagne–Saint-Raymond, Marc Bureau, a de son côté plutôt plaidé qu’il fallait procéder ainsi «pour des raisons de sécurité avant tout».

« C’est un stationnement qui est très, très âgé et qui a besoin de beaucoup de réparations. On a fait d’année en année des réparations mais là je pense qu’on doit avoir une réparation plus majeure »

La Ville de Gatineau n’avait pas encore répondu à notre demande de renseignements sur ce projet, par exemple en lien avec les permis, au moment d’écrire ces lignes.

Selon le rôle d’évaluation foncière, la valeur de la propriété des Galeries de Hull s’élève à 65 millions de dollars.

Trying to wrap my head around that demolition, since part of the mall actually has its frontage on what appears to be the second level of the parking structure.

They might have to condemn some of the mall entrances, and also the walls on those sides are going to look a bit weird.

There are only two small entrances that could very easily be removed. I stopped in yesterday to savour the view before it's gone.

Drove past the Galeries this morning and saw a bunch of new signs directing people to available mall entry points during the construction.
What construction?

The parking structure is coming down.

Just took a few pics. It would be a great opportunity to build a couple of nice tall condo towers attached to the mall. Hopefully this time the NIMBY tenants of the Blackburn building won't have a say...

I feel it is elevated. If you look, there's a staircase immediately behind the shrubbery next to the east sidewalk on Saint-Joseph. That staircase goes down to the covered parking. Not sure how that's going to work.

Yeah, and there are also two more in that area. One right in the middle of that big parking area (covered like the one north of the Bâton Rouge), and another that is actually uncovered open to the covered parking area below, closer to the Pharmaprix entrance.

Pretty sure, they are only removing the parking structure up to Marche Wakim for now.

Entrance 4 which is on the bottom level (or underground/interior) is still open and can be parked at.

Baton Rouge will remain the same.

It's pretty remarkable how much of the GdH parking is part of that structure. The only true surface lot off St-Joseph is that small part between Pharmaprix and East Side Marios.

Side note - that parking structure was an underrated place to watch Canada Day fireworks, although it was a little strange compensating for the lag in the sound of the explosions.
