Are those railings bolted onto the balcony slab? Isn't this a discontinued practice due to the risks of water ingress?

Quick Craigslist research shows similar balcony designs for Triomphe across the street,


Akimbo down the street


and Concord Hillside on the other side of Brentwood.



All completed in the last 5 years. Not sure what the alternative is.

My railings are bolted to the top edge of the slab. There's a membrane/goo sealing stuff up. I'd like to think any potential issues would be easier to notice in the configuration I have.

From what I gather, the railings are bolted on the side when it’s wood construction or if there are interior spaces below. If it’s a column of concrete slabs they can bolt the railings on the top

All future projects should have enclosed balcony like Solhouse 6035 by Bosa. This should be mandated.

They are a nice idea but the market should decide, we don't need more building code requirements.

I'm guessing that there's less of a chance for water to pool. You just want to make sure that membrane/goo isn't damaged over time.

A few updates on Gilmore place from a LinkedIn post here:

"As the occupancy date approaches, see the walkthrough below of the progress that’s been made since the last few months !

Some retail units still remain;

Level 1 (on grade with Gilmore Avenue) - Fully Leased.

Level 2 (on grade with Lougheed Highway) - Some units still remain! "


Reading between the lines that "As the occupancy date approaches..." and a Craigslist listing for a June 15th move-in date, sounds like Tower 1 is possibly moving in soon.

I haven't heard anything about when Tower 2 + Tower 3 are doing walk-throughs, but given they are still building the penthouses in both towers, I would assume that those walk throughs won't be happening until July-August time.

Watching that video was one of the most epilepsy inducing experiences of my life, but clicking through that slideshow of a video provides a pretty cool walkthrough of the development. Certainly doesn't look liveable yet, but it's definitely not too far off.

I imagine not too much different from Cactus Club across the street. Frankly, the units fronting onto Lougheed probably will be louder than those on the Skytrain side.

Are there any store fronts that are as close to the train though? Maybe I just don’t take the sky train as much 😅 Watching the videos, the store fronts were closer to the train than I had imagined

Edit: by tenants - I meant the retail tenants
