Lakefront Freezer Queen building sold for $3 million

The former Freezer Queen site on Buffalo's Outer Harbor was sold at a foreclosure auction for $3 million.

The successful bidders, a group of local investors under the name Queen City Landing, say they plan a hotel and condominium complex for the site. They did not disclose a timetable for opening it.

The Freezer Queen manufacturing plant, located on Fuhrmann Boulevard, shut down in July 2006

A lotta new hotel rooms planned for the Buff. Seems like the occupancy rate is scheduled to go down.

That is a very valid point steel and a question that I have yet to receive a clear answer on, I mean this is Buffalo not Kissimmee.

umm this is one project that i wouldnt hold my breath for. The building is pretty run down and in addition to that to convert if from industrial to residential probably would cost a few dollars too. To top that other than the water who would want to live/stay there, Its in the middle of nowhere. just my thoughts but still i'm hoping for the best

The view south is sweet, north- not so. Though looking out at a slip of water, a warehouse and the downtown skyline could be kinda neat.

You're a 10 minute car drive to Wegmans and three minutes to downtown from FQ with a waterfront view. The people living off of Bowen Road in Lancaster are about ten minutes to a Wegmans too and 30 minutes to downtown. The only waterview they have is the swamplike retaining pond/mosquito pit in their backyards.

it is really an imposing structure and would make a beautiful spot for a summer condo and even the winter might be cool.Though i would rather see packets of development and not just some separate piece.

I have spent the past few school drives pretending to live in a condo tower(because work is definitely not an option) and decided on the block of south division , ellicott and swan as making the most impact for a tower. However i still think that with all of the amenities on main street(where they intended to build),adding another outlet would only increase the sustainability.

hey i was wondering if the ecc downtown campus idea is considered dead? that would be such a large upgrade for our community college experience.

have an excellent weekend.

some pretty fantastic projects going on in the rest of the world. thanks.

The City's deadline for proposals to develop a vacant parcel on Lakefront Blvd. in Waterfront Village was extended by a month due to "heavy interest." It appears to be an ideal time to get this filled in finally with interest in condos arguably at an all-time high in the city, as long as the neighbors don't bitch. Last time someone wanted to build here they fought it because they preferred 'green space.'

So are these in-town or out of town developers that are interested? I would love to see two greater than 20-story towers here with architectural significance. Something that will look appealing in our skyline view from across the lake.

Considering the neighbors really want this left undeveloped, I can't see anyone proposing anything of height here. My guess- three-story townhomes. If lucky, possibly a midrise (no more than six-stories) at the rear of the site closest to downtown. I think many of the typical local suspects will put in a proposal: Savarino, Ellicott, and Marrano. Maybe even MJ Peterson, Forbes, Uniland, Norstar. The City should have a public forum where all the proposals are displayed and may the best design win. It'll be interesting to see who bites, and if any come in from out-of-town. It is a small site- probably 25-30 units max.

BUFFALOVE is right. This site has been crying out for a 20-30 story tower for decades. Nothing else should even be concidered. I cant believe how developers punk out when folks in the hood start singing the same old tired tune, "it will block out the sun" "my plants", "more green space"...MORE BULL~SHIT!

The difference is, these silly complaints happen in every city, but there seems to be an abillity to roll right over them in other cities. Not in Buffalo. I have never seen such "Skyline Hate" in all my life, and Ive got some wiskers. UnBILLievable! (ok..GO BILLS )

Yeah it would really be fantastic to have a 25+story tower near the lake.Though if i could get a tower to replentish the matured shortbread of our waterfront towers, i might want to consider doing something at the la riviere and erie street blocks.

Its annoying that we will be developing the inner harbor and cobble stone but don't have any elevated presence and beauty for that la riviere dr lot. Its unfortunate that the site cannot be residential because its an area that could use a place to be and expecially one that challenges the nothingness.. look how well the health now building did at filling in the citys cheeks. Imagine what a tower in this region would do to the shotty apartments and skyway.

It just seems like an easy area to connect to the inner harbor and is definitely a new niche. Though i'm sure it would be hard to find a tower to match the natural beauty of the waterfront, i wish they would try. but they can't build residential here! crap..
You would get an incredible view of the water, issa's tower, and the casino.

That would be a lot of development for the perimeter of the city.

well i was driving though late last night, fully awake in case anyone was wondering. Holy BLT! my imagination was completely saturated with the idea of a tower at that point. The la riviere site is so freaken ideal of a spot for a tower.(A real big tragedy that it cannot happen) It would completely widens the skyline and take charge of that disconnect that follows the HSBC.(maybe its the buffalo news?) I don't know how to explain it other then drive by and put a tower there for yourself.

It completely changes the character of everything, the 190, those apt buildings, our main area of waterfront and just the connectivity between buildings, because we get rid of the canker sore. I really do think that its an area that people haven't thought of the potential.
The location is isolated but on the perfect axis to (pastoriously) liberate the city from the hsbc. The location would also be a major player for the revitalization of the harbor and cobblestone districts. driving from the south towns the building would almost appear in front of the 190.


The new waterfront project is going to provide a clean resonance with the blue cross blue sheild, fo sizzle.
There are already enough community condos in that region that it wouldn't be awful to cash our chips for the current tower and go with a combination for best results. A tower should try to do something in an area that was an aesthetic hopeful, but flat contextually. we know someone out there wants to build a tower.




For me that site is the cherry on top.

What you're saying sounds like something Mayor Brown would like to hear. I'm sure someone here know someone. I herd somewhere that he really is the Skyscraper fan. One rumor is that he mentioned the ideal of a tower to Snyder during casino talks. Worth a shot!
