Most expensive properties by city


For the purposes of this list, I am only including cities with metropolitan areas over 500,000 people. I also ruled out lots, there had to be a house there. Numbers provided by MLS.


Vancouver-$19.8 million

Edmonton-$4.95 million

Calgary-$6.9 million

Winnipeg-$3.25 million

Toronto-$19.5 million

Ottawa-$4.15 million

Hamilton-$8.5 million

Montreal-$11 million

Quebec City-$3.995 million


The most surprising thing? Hamilton's many multi-million dollar mansions. I always thought Hamilton was kind of a poor, blue-collar city but if the price of their houses is any indicator, i'm wrong. There are numerous houses listed there over $3 million each. Unfortunately because Victoria's population is too small I couldn't include it, even though there is a house listed there for $29 million-the highest asking price for a house in Canada.

Indeed, check out flar's Durand photo threads. Durand is a neighbourhood just a bit outside of the downtown that is full of very expensive, victorian homes/mansions. Many celebrities lived/live in the area. Ancaster/Dundas is also full of expensive homes.

A house in Crescent Heights, NW Calgary, just sold last week for $7.5 million, which is a new Calgary record and probably a record for Alberta.
(according to today's Calgary Herald)

kinda letdown ... hardly the most expensive properties by city ... more like the most expensive re-sale listings at this given point in time

A quick Google search yielded me this house:

The building sits atop a cliff looking down to the Ottawa River. The first home on the property, built by Duncan Rynier MacNab in 1838, was named "Rockcliff" because of its location. This name eventually was applied to the entire neighbourhood of Rockcliffe Park where the Nunciature is located. In 1868 the property was purchased by Thomas Coltrin Keefer, son-in-law of Thomas McKay, after he had sold Rideau Hall to the government to house the Governor General. Keefer rebuilt the house and extensively enlarged it. The house remained in the Keefer family for several generations until in 1929 when it was purchased by Carine Wilson and her husband. They completely rebuilt the house, destroying almost all of the original. It was sold to the Holy See in 1962, who had previously been based in a building on Queen Elizabeth Driveway. The manor is located on two hectares of grounds and has a large gate house, that was originally the stables and coach house, separating it from the street and several other out buildings.


I'm sure there are many others worth just as much and more. A couple that come to mind....

This may also have the vote for ugliest mansion in Canada. It's former Corel Exec Michael Copeland's gold-coloured 20,000 square foot home in Rockcliffe Park. Not sure how much it's worth though.

the list only applies to homes currently for sale as listed on mls

To be fair, it does say most expensive properties by city, not most expensive properties on MLS by city. Perhaps someone could pull up the most valuable assessed value, which should be freely accessible.

As Livingforthecity said, the most expensive sale in Calgary (within the borders of Calgary metro anyway) is $7.5 million, in Crescent Heights. Sold in 5 weeks - not bad for a market that's been "cooling off".

The most expensive "assessed" home in Calgary metro would be Alfred Balm's Pump Hill mansion (built in 2000 by Ledcor, ripping down an existing mansion to get two lots)...it's assessed at just over $22 million. At 16,000 sq ft on a 2.8 acre lot south of downtown would probably be one of the largest within city limits as well. There are many large homes west of the city that would be extremely expensive as well - not sure if they'd be worth $22 million.

Not a bargain for Winnipeg at all. It's actually the only home listed over $1 Million in the MLS for the whole province. It's one ot the Asper homes I believe.

While the assessed property value is also a good way to make a list, it's a lot harder to get those figures than just going to mls.ca. It also doesn't take into account for what someone would actually pay for a house. Neither list provides that.
In hindsight, I guess I should have said most expensive property listings for each city.

Regardless, here is a picture of each place:


Vancouver $19.8 million





Edmonton 4.95 million





Calgary 6.9 million





Winnipeg 3.25 million

As I said, this list is for Canada's largest cities but I still think the list would be remiss without including Victoria's $29 million home as I believe it is the highest asking price ever for a Canadian house. So I present to you, "Sweet Pea";



To give you an idea of how insane Victoria's real estate prices are, the city also has Canada's second most expensive listing at $24 million.

Well, from a very quick perusal of the internet, an October 2007 Forbes report shows this home as the most expensive in Canada at

"$28.5 million Canadian (approximately $28.9 million U.S.)

This seven-bedroom, five-bath oceanfront estate called "Sweet Pea" sits on 2.4 acres of gated property with over 1,400 feet of ocean frontage and its own private pond. For more information, contact Robert Milloy of Sotheby's International Realty Canada, Victoria, British Columbia."



and this home in the Victoria suburb of Metchosin as the fourth most expensive in Canada



"$24 million Canadian (approximately $24.3 million U.S.)

and this home in the Victoria suburb of Central Saanich as the tenth most expensive:

Well, listings don't exactly show what someone is willing to pay for a place either...obviously it can take some time to sell some of these places.

I'd like to see a list of what the most expensive homes have sold for in the cities.

@204 - I wasn't necessarily talking about that specific home in Winnipeg for $3.5 million. But, my wife and I had looked at homes on, or just off Wellington that were well less than a $1 million...the same type of area, and the same style/size of house would fetch 3-5 times as much in the larger cities. That's why it would be a bargain.

EDIT: Now I did have a look...at 9000 sq ft, on 1.7 acres, that home is a bargain at that price. And BTW, there are 10 homes in the Winnipeg area listed at over $1 million currently.

Darryl Katz, Rexall and Oilers new owner, has the most expensive house in Edmonton by far.....20,000 sqft apparently and roughly worth 20-22million.

Just a little letdown as I have heard rumours of a suburban estate that sold in suburban Toronto for $45 million and, recently, that One Bloor's pre-built penthouse sold for $30 million (for only 7,000 square feet!!) and wondered if they were true or not.
