Although many of the Houston forumers have been aware of the Brookfield Properties proposals to some extent over the past few years, this year has been the first time anything remotely concrete has been mentioned about the taller of the two. This one would be located on a surface lot bordered by West Dallas Street, Clay Street & the Pierce Elevated.

From a Houston Business Journal article in March...

Brookfield is planning a 50-story office building on a 2.5-acre site west of 3 Allen Center, but will not begin construction until it is at least 50 percent leased, said Paul Layne, Brookfield's executive vice president over the Houston region.

Layne predicted that by the time Brookfield's all-glass, planned LEED Gold-certified building is finished, Class A rental rates downtown will be roughly $50 per square foot on a 10-year lease. That's estimating that rent will be in the mid- to low-$30s per square foot and operating costs will be $15 per square foot.

In this month's Corporate Profile, a preliminary rendering was included for the "Near Term Future Developments" section on Page 12.

Somewhere around the 700 ft range, give or take. I'm saying this based on the 50 story buildings already around DT, two of which are actually in Allen Center.

One Shell Plaza - 688 Ft (Main Roof), 714 Ft (Mechanical Penthouse)
1400 Smith Street - 691 Ft
Three Allen Center - 685 Ft

This is great news! We havent had a 700 footer in years, since the 80s probably, unless are the former Enron buildings 700 footers, I dont know really but this is awesome!

Isn't that the taller of the two former Enron buildings to the right? If so, that building is 691 feet, so this one could be up to 750 feet tall.

The last 700 footer to be built in Houston was the Heritage Plaza in 1987.

This is very good news. I hope they can pull this one off. Perhaps something with a spire? Or some kind of crown...

I have my fingers crossed for this tower.

I doubt this tower has much of a spire but I do think, based on some things I've heard, that the top floor will be a premium floor and that the roof will be "green", so those two factors alone might yield a plus-700 foot height in the final scheme.

The rendering doesn't reveal much other than the general shape of the building and the fact that glass will be a prominent part of the building's skin.

I don't want a spire in Downtown.

I would prefer that Deyear 80-story tower have a spire. Uptown would look good with a spire.

Yeah. I was trying to guess the height as well. That would be awesome if it passed 700 feet. So now we shall see on this one. Also i would like to see a kewl looking spire downtown. I think it would be kewl.

Anyhow great news for sure. Hope it will go through...
