Agreed.

235 W Van Buren, Contemporaine, and Aqua are three of my favorite buildings of this decade. I would love to see Gang and the style of the former two buildings really leave a mark on this city.

^^^100% agreed! 235 W Van Buren looks awesome with its balconies and style. I hope the tenants of this new proposal like trains though. The CTA line and the trains entrance to union station are literally within a block and a half

^ These two W Loop proposals give me hope.....Although I'm not totally sold on the first (I definitely like the 2nd) I have this fear that coming out of a deep recession - particularly one that really is hammering real estate generally - that when new proposals start to surface, developers revert to favoring more traditionally, timidly, poorly designed projects (Lagrange at the high-end, Loewenberg at the low-end and the full range of other hacks in between)...........in the late 90s and very early in the 2000s, as the building boom really began to ramp up, things were looking pretty bleak from my perspective in the state of high-rise design in Chicago.....certainly great strides have made over the last 3-4 years (granted there are still enough complete duds out there to somewhat temper my enthusiasm, especially with Lagrange as The Elysian, 10 E. Delaware and Ritz-Carton are simply nauseating additions to our cityscape). I realize it's very early days in terms of evaluating at new proposals, and where we are in the current real estate cycle (it will obviously be some time yet - at least a few years if not at least a few more than that - before we start to see the very first buildings begin to come out of the ground in the next cycle, but perhaps the above 2 provide a little encouragement?

Also, does anyone know if the 2nd proposal is by Jupiter Reality (215 W. Washington)?

NW corner of Randolph/Jefferson

I'd absolutely love to see more projects of this variety built in Chicago. It has a very Dutch/Scandinavian(or just European in general) feel to it with its bold use of color and outlined windows, local architect David Hovey seems to be one of the few that promotes this brand in the area. My personal belief is that this style of building will probably age better than a building like Silver Tower or other glass and balcony'd buildings.

Yea, that's one of the few angles where the Park Monroe conversion looks acceptable.

I'm pretty sure that the Legat design for the Randolph/Jefferson hotel would be fairly inexpensive, especially if that's painted concrete and not metal panels or something complex. The amount of glass is fairly low, so (if that is concrete) then this shouldn't cost much more than a comparable River North beige shitbox.

108 N. Jefferson may be a little more expensive, but if CMK (notorious for their thriftiness with design) was able to pull off Ralph Johnson and Brininstool + Lynch designs at low cost, then I have faith in this one, too. Jupiter seems to be committed to glassy modern design in their Chicago projects - they are responsible for many of the towers along North Lake Shore Drive dating back to the 60s.

Great post I agree with you. I also agree on Elysian and 10 E. Delaware being total pieces of crap in the later end of the last boom. Lets hope this next boom cycle steps off from where we left off in our progress instead of regressing back.

Now that we are done with the first boom of this century, it will be interesting to look back 20-30 years from now and probably be able to easily identify buildings in the skyline that came out of this boom. One of the great things about cities like Chicago and New York is the diversity these boom and bust cycles give to the cityscape. Its why Shanghai and Dubai will never match these skylines. They can never recreate the diversity in style, shape and age overnight. Perhaps, one day their skylines will be as diverse ,but places like Dubai will never have a Depression era highrise. Cant wait to see the new styles that will emerge and make this boom's buildings look dated(and I mean that in a good way).

The conversion was supposed to continue downwards, to result in another block of floors with balconies. Anyone know if that was abandoned, or merely deferred?

^ Great photo series George.

Nice to see the current K Station phase improved over the one on Des Plaines. I suppose 'contemporary deco' isn't all equally bad - another example, Michigan Ave. Tower II is less bad than Michigan Ave. Tower I....however I'm still very glad that Fifield and P/H are apparently retiring the motif before their next phase of K Station...


EnV's early glass is looking great - I can't wait to see this one completely clad....
