Ottawa Townhomes

My wife and I are looking at buying a townhome in west/central Ottawa and I thought some of the forumers might be able to help. We are looking for something fairly new (10-15 years max.) and I was wondering if you guys could think of any other developments. Here are a couple examples of what we are looking for:

West Village Private (Westboro)

Metropole Private (Westboro)

Merrion Square (Dow's Lake)
See SSP thread

Can you guys think of similar developments in the area? It's crazy how few projects there are within the Greenbelt compared to the burbs.

Thanks! Those houses are gorgeous, but probably a bit outside of my pricerange. I guess I should get to the bank and figure out what my pricerange is.

There are a number of these types of townhouses in the Alvin heights and Cardinal Glen portions of Manor park. The Cardinal Glen ones have alot of different designs so they don't look cookie cutter.

Not sure how central you want central to be as some would argue that is central others would say east. It depends on ones perspective.

If you don't mind living in an area that is bordered by less desirable areas, we live in newly constructed three story towns in Central Park. NOt sure if there are any left for sale though.

*note: no way this place sells for that high, should be low 300s

Those units may be priced high as the length of time they've been on the market has been quite long.

Here's another set of hidden town houses in the central west area. The later being a little older than what you're looking for (actually, by looking at the street view they may not be town houses after all). Both areas sell quick as the prices are in the high 300s to mid 400s.

Good luck with the search

There are 30 Claridge townhomes from the mid-90s on Forward Ave and Lyndale in Mechanicsville, and there are even nicer ones a block south, but the Soho Parkway will block out the sky from their backyards.

The Lebreton Flats townhouses are a little older, but fairly nice and tend to go in the 360s-380s.

These places here are right by Hampton Park and the listings I've seen tend to be more reasonably priced (always in need of updating though) http://maps.google.ca/?ie=UTF8&layer...,0.013583&z=16.

There are some smaller townhouse infills scattered around Carlington too, which are a bit more affordable, and could be desirable as Carling and Merrivale North slowly improve... over the next century! ;-)

Good luck; townhouses in the urban area at entry-level price points are crazy competitive (don't be surprised to see a dozen other bidders driving prices to 10% over asking)

Claridge is building a bunch of new townhomes in Vanier at what they call "Edinburgh Common". These are the ones at the base of the La Tiffani towers.

If you are considering Vanier, these Overbrook condo townhomes on Forestlane and Oakhaven Pvt sell in the mid 200s (when they are avail). They were built in 1988. Best deal in the area as far as I am concerned. Note those on Prestland are freeholds and have not been upkept in the same way.

This one sold this summer. http://www.homeforsaleinottawa.com/P....php/Details/4

This one is mine

Arcola Pvt also has townhomes across from the defunct ball stadium.

There's some pretty new townhouses right downtown that aren't crazy expensive. I know I saw one for sale at Lyon and Gloucester, in that complex that caught fire (not exactly a selling point, but hey, it's all new now).

You've probably seen this, but here's an list of urban townhouse developments with construction dates. The prices may be a bit out of date... http://www.loftsandcondosinottawa.ca/towns.html

Keep an eye on central areas too. This one http://orebweb2.oreb.ca/mlssearch/fr...mls_num=765941 in the good part of Lowertown, close to the Rideau River, is a good deal and looks like it's in good shape.

You never know what'll be for sale. When my wife and I switched from condo to townhouse when our first was about one, we looked at about 70 houses. We just spent a bunch of time walking streets we thought we'd like. That's how we found ours.

Thanks for all the suggestions guys. We're going to keep our eyes peeled and likely purchase in the next year or so. I wish they were building some true townhomes as part of the Lebreton development as I would be first in line for something like the Metropole townhomes in that location! Hopefully, this forum will keep me up to date on any possible new projects in the meantime.
