First tenant move-ins start in about 3-5 weeks for the Pinnacle at Symphony Place. No word on the "white cloth" restaurant tenant. Hopefully this will spur retailers to move into the still empt space at the base of the Encore Condominiums to it's SW.

Anything new in Nashville?

No news for months! Has anyone noticed the new hole being dug over by the Country Music Hall of Fame? Work has finally begun on the new Nashville Convention Center. There are now 3 blocks of demolishion and excavation in progress. They are also looking at adding 8 new storeys to the existing Convention Center to rework it as a Medical Merchandise Mart. The Gulch and 5th & Main are finally filling up after a lot of the spec units got auctioned off at bout 60% of the original price. There seem to be a reasonable number of folks wanting to live downtown, but not at such inflated prices. Maybe this year there will be some renewed action in Nashville. Oh yeah, Lake Palmer is about full within 8 feet of the street level now. Maybe they will stock it with trout. Maybe someone can post some pics?

Nashville is back!

Nashville is beginning to see the ground break on significant new projects. First and foremost is the 500+ million dollar Music City Center. It will replace the current 1 1/2 block convention center with a six block center. It is currently well under construction and will be complete in a couple of years. Something the USA's seventh most popular convention destination has needed.





This leads to a couple of other projects including the 28 story, 260' tall Omni Hotel;



A rough sketch of the hotel to MCC orientation;



The second development will be a Medical Mart which will occupy the site of the current Center. Nashville is a major force in the health care industry and this trade mart will draw health care professonals from around the country.



The MCC area, locally know as SoBro will likely include a second major hotel, an amphitheatre and possibly a minor league ball park.

A couple of other projects further north include the proposed Federal Courthouse which is scheduled to be funded next year. It is a Michael Graves design which will fit well downtown as seven story, 170' +/- structure.




And residential construction is back as ground will break on a large apartment complex in the Germantown area just north of downtown.



In the midtown area, ground is supposed to break this month on a nine story Marriot which will add density and infill to this fast growing part of town.



Things are starting to look up (no pun intended) in Nashville, and I would suspect this is just the start.

The location for the new federal courthouse is at the corner of 7th Ave North and Church St, across the street from the downtown public library/main branch and just 2 blocks over from the Signature Tower site at 5th and Church.

More projects for Nashville; these are in the Mid-town/West End part of Nashville. It is a vibrant, varied alternate downtown that has a good infill of medium rise buildings (probably 30+ eight to eighteen story bldgs), a large number of nice hotels, shopping, entertainment, and fine dining.

The area is anchored by Vanderbilt University, famous Music Row, and the exact replica of the Parthenon in Centennial Park. It is what a downtown should be (from Google Maps).



The West End Summit is alive. This article indicates bids will be taken on the 27 story office tower, which should really define the eastern boundary of mid-town if indeed this does get built.



Near the park, plans for a large apartment complex on Elliston Place are under development.



And a block away, a hotel may break ground soon on the old Tower records site.



More good infill for the West End/Mid-Town part of Nashville. Not Atlanta's Buckhead, but still unique in character and scope among southern cities.

That's good to hear about West End Summit. Hopefully we will be able to see some progress made in the next few months.

The article is no longer available for viewing. Wish I had seen it. While I'd like to see the full project built, I hope that the office tower will be built soon. That area of mid-town Nashville is need of a true anchor building and something that will hopefully jump start more expansive development in the area.

Now, let's hope that Signature Tower can be revived as well. Downtown Nashville really needs a new tower that truly changes the skyline and brighten up the cityscape. Nashville's skyline is growing stale and needs something to breathe life back into it.

Groundbreaking for the Music City Center hotel is in June, although it won't be very tall (around 250'). I personally think that by June of July we will hear some news from Palmer about a West End Summit groundbreaking. I still believe that it will be built even if only in an office tower/ hotel form. As for the Signature Tower, I don't see it coming into form unless it is only office space and hotel rooms.

Pine Street Lofts a go in The Gulch

The Gulch continues to thrive and here come more apartments, this building will be located between the ICON and Velocity.

Elliston 23

Over in Midtown a vacant lot is getting a nice, and very substantial, apartment/retail development at the corner of Elliston Place and 23rd Ave North, hence Elliston 23. Groundbreaking is scheduled for tomorrow.

New high-rise luxury aprtment tower in the works for Gulch

The developer of Nashville's most successful high-rise luxury condominium, The Adelicia, is planning to construct a 300-unit apartment tower in the core's booming Gulch district.

Very excited to hear about this project finally coming to fruition on Demonbreun.

My one concern for Nashville is that we once again become overly optimistic about the true health of the inner city residential demand, and overbuild. Every project I see are these massive 200+ unit mega projects. I know everyone loves height, but just as, if not more important in my opinion, is developing a healthy street wall, and you don't need massive projects to do that. There are still gaping holes in the street wall in every Nashville neighborhood, so I wonder if developers shouldn't start doing more small scale kinds of projects to fill in the gaps a bit more? Ground floor retail with one floor of residential above type of deals. Am I making sense? haha

Well, at least Nashville has got more going on downtown than most US cities. MCC + Omni + Country Music HOF expansion, all by itself, occupies a massive footprint downtown. What's happening in The Gulch and the Med Mart (and whatever else I'm forgetting) are icing on the cake.
