Downtown density

I was in Toronto just north of Front Street. You should see all the high Rises are going up. You see lots of bikes and you can walk across Yonge with minimal delay. Lots of little Sobeys and other mini grocery stores. The multiple use shoppers was packed for milk and bread.
The price is reasonable.
With our downtown GO service we should capitalize on this trend. Maybe with all the boomers downsizing. I see the two home concept with a condo in the city by the week and a small country home/cottage/trailer for the week end.
The huge house on the mountain could be exchanged for two smaller ones with specific roles.
You can see the revitalization of the Yonge/Bay corridor.

I know this is SSP and I'm hopefully preaching to the converted, but here's a neat diagram of why we need more density and mixed uses. Good time also to plug the upcoming Pamela Blais talk on intensification November 7.
