Old Montreal.

Excavation is going on. Crane expected early summer.

Nice looking tower, but it lacks hight for the area.
Located right behind the Quebecor tower.

Certainly lacks the height. But I enjoy the density.


I'm surprised the project is a go already, have the sales been that good??

I'm curious to see how this one turns out. It is definitely not Old Montreal quality, but it's acceptable for the no man's land to the west.

I'm hoping that a quality low-rise will be built the lot next to it on McGill Street. It should be about the same height as the other buildings on the street, use quality materials, and should not be a "trendy design" (i.e. no randomly scattered windows, random colours, etc). I would prefer a brick building that makes an attempt to blend in, without trying to mimic a historical building completely.

Question: is there some sort of limit I'm not aware of here? All the new buildings in this location seem to have that magic number attached: 19.

Phoenix Notre-dame: 19 floors
M9 phase 4: 19 floors
Saint-M : 19 floors
Even the New(er) Quebecor building is 19 floors

well, it's nominally the old port, so there may be height maximums or view protection issues, but i'd look more at site coverage and floor area ratio maximums: that seems to be the way that montreal works. man, looking at the old parking structure again, it's a shame that they didn't work that into the podium, it's a magnificent old structure. if we're not careful, that entire area west of mcgill street will forever date itself with the stamp of the aughts and teens of this century.

^ Completely agree about the parking structure. It should have stayed and be renovated or yeah, a podium.

Now, Saint-M's planned second phase might very well destroy the parking's neighbour across the street. It would like if the city did something about that. Buildings built before the 50's 6 floors or more are relatively rare in this city.

I spoke to the people at the sales office. They confirmed that canvar is the owner of the other lot and that they are looking at building a smaller, tower but nothing for the near future. They apparently dont know if it will be residential or commercial. Its weird considering there was a demolition permit request...

Now i'm not sure how aware these people are about Canvar's business though...

Canvar is very unpredictable. They started building this tower almost as soon as it went on sale and just last week they started construction on a 20-storeys tower on which we have no info, no render, nothing, except a web page : http://www.mcgillappartements.com/

Je me demande jusqu'à combien un condo peut perdre de valeur pour la perte d'une vue splendide - sans parler de la perte d'agrément pour les occupants.
