What about the two towers?

Were the bids successful? Is it going to be multi-party ownership or was there a stand out winning bidder?

goddamn

there goes the 2017 expected finish date lmao. This building needs to get built man, it's been close to 8 years since they first announced it. Considering how fast the Chinese are putting their towers up, Does this one really require up to 6 years?? I suppose EQ and typhoons do make it more tricky

It is not attractive investment. This BOT only allow investor have 50 years operation period and about 30% porportion of entire building need to hand to government and original land owner.

So you spend billions dollars on construction, and you only have 70% of the buildings and you only have 50 years to get your return back.

why do they have to give the govt. 30%?? the govt should just let the private company own it if they want to buy the land and spend money to construct the building. and the govt. should spend money building the train terminal portion. i dont get it.

雙子星今截標 可望順利脫標

【聯合晚報/記者游智文/台北報導】
已多次流標的台北雙子星大樓開發案,日前公布第5次招標,並於今天(16日)截標,據了解,這次有國內、國外多組人馬確定投標,包括壽險、私募基金等,有機會順利脫標。

台北雙子星大樓為機場捷運線共構站,由於機場捷運103年通車在即,招商刻不容緩,捷運工程局在第5次招商時特地降低投標限制,果然在截標後,收到多組人馬投標。

雙子星分為C1、D1兩塊基地,合計面積約9556坪,預計興建56、76樓兩棟大樓,估計未來可開發的樓地板面積約有16萬坪,比101大樓的10萬多坪還要多出近6萬坪。未來完工後,將和台北101並立為東西兩大地標建築。

雙子星未來主要規劃作為百貨商場、辦公室及飯店,其中低樓層規畫百貨商場、中間樓層則是規劃辦公室、高樓層則規劃為五星級飯店,根據最先的設計,兩棟大樓將在空中以空橋連接,形成國門意象。

全球資產管理專案經理王維宏表示,大樓興建完成後飯店部份可能會採信託方式,或以REAT方式處理,辦公室則可能出售,依目前行情推算,未來辦公室售價每坪可望上看100萬元行情,以總樓地板面積16萬坪來算,量體高達1600億元。

The good news for this time. There are couple of investors and developers have submited tender before end of invitation.

I think the main reason is office market in Taipei is expanding strongly. Last year, the average price of commercial real eastate increased by 25%.

搶雙子星開發案 拚長期收益

中華工程(2515)卡位台灣新國門,日前已結盟外商以中華雙子星公司的名義,投標台北車站雙子星大樓開發案,全案最快8月有結果。

中工總經理蔡維力昨(14)日指出,此案量體大、地點佳,若成功得標,將為中工創造長期穩定的固定收益。雙子星開發案停滯多年,近日重新招標,共有五組人馬投標,除中工之外,億大集團與旗下的長鴻營造也出手。

蔡維力說,此案正在審標階段,不便說明細節,但雙子星大樓地點絕佳,未來規劃以商場百貨、旅館、辦公室為主,有助於中工創造固定收益。

中工近年來積極轉型,但仍有近百億元的工業區代辦之應收帳款卡住,財務流動性大受影響,蔡維力表示,正與工業局討論,盼解決此問題,讓公司的現金流動狀況更好。

中工還有一個固定收益的轉投資事業較少人知,就是喜滿客影城。據瞭解,中工對喜滿客的直接持股約15%,若加計透過其他子公司持有的股權則高達七成,每年喜滿客都可獲利3,000萬元至4,000萬元,轉回到中工的獲利雖然不是非常多,但十分穩定。

喜滿客目前在台灣有兩大據點,今年也展開中國大陸布局,規劃未來四年在大陸拓展約30座影城,長期目標則是增至100座影城。

Commercial market is doing well compare residentail market in real easte. That is one factor that investors consider this development as safe long term investment.

Local news comfirmed that 4 tenderers have been qualified for this bid. Now Bureau of Taipei MRT is going to select one final qualifier in following months. The final announcement will be made on August.

台灣史上最大、總投資金額超過七百億元的台北車站C1、D1雙子星大樓聯合開發案,經過五度流標後,台北市長郝龍斌廿八日興奮宣布,由太極雙星國際開發股份有限公司取得第一順位投資人資格,預計一年後動工,未來二棟大樓樓地板面積十五.八萬坪,將是台北一○一大樓的一.五倍,台北市府零出資,但未來可分得至少五十五%權利比例。

郝龍斌昨晚比預定時間提早一小時抵捷運局宣布上述結果,他強調,施工後可增加二.三萬個工作機會,這也是台灣有史以來最大開發案,以後也難有超越此開發案,可見國際間對台北市非常看好。

他表示,台北雙子星大樓位於台北車站特定專用區內,該區整合六鐵一客運,是繼香港、吉隆坡及曼谷之後,全世界捷運站中兼具延伸國際機場服務功能的第四個城市及地區。外商直接投資金額達二百億元,對國內貢獻產值也高達三百億元;每年稅收十一億元,增進國民所得每年六十五億元以上,擴增營建市場至少五八○億元。在國內景氣一片低迷之際,台北車站特定專用區開發案決標將對國內經濟貢獻很多。

台北市副市長陳威仁指出,昨天參與投標評選的前三名團隊依序為:太極雙星國際開發股份有限公司、中華工程股份有限公司、雙子星國際開發股份有限公司。

其中,太極雙星團隊以承諾地主分配比例、政府出資比例、財務結構、對都市計畫影響等等因素勝出。市府不希望本案只是土地開發,必須帶動西區再造,對台北車站、淡水河岸有完整構思,打動評審委員給予最高分。

陳威仁表示,太極雙星團隊包括麗晶集團潘思亮、洲際酒店等,未來這兩棟大樓還有商辦大樓、潮流百貨商場、免稅商店及亞洲藝廊等娛樂設施。此團隊由森大廈株式會社及知名工程顧問公司美商栢誠國際股份有限公司擔任計畫總顧問。

太極雙星國際開發公司代表何岳儒指出,團隊成員包括日本鶴川營造、互助營造、森集團、馬來西亞商怡保花園有限公司(IGB CORPORATION BERHAD)、馬來西亞商谷中城私人有限公司(MID VALLEY CITY SDN.BHD.),國外著名實績案件有日本東京六本木之丘、上海環球金融中心等。

太極及鶴川公司專案協調人王佑仁表示,太極雙星團隊是全新組合,集合東北亞、東南亞頂尖開發商,共同投資亞太樞紐台灣的嶄新國際地標。

台北車站特定專用區C1、D1兩棟樓未來落成後遠眺似草書「門」字型,形塑國家門戶首都意象,其中C1基地為地上五十六層、地下四層,預定民國一○六年完工;D1基地為地上七十六層、地下四層,預定一○七年完工。

〔自由時報記者徐義平/台北報導〕第五次招商的C1、D1雙子星聯合開發案昨日總算選出最優申請人,結果太極雙星國際開發與馬來西亞商怡保花園公司、谷中城公司組成的團隊,擊退中華工程、億大集團等本土團隊。台北市長郝龍斌表示,該開發案預計興建的樓地板面積、總開發金額均是台灣史上最大。


據悉,太極雙星正是第四次招商時,使用賀川名義,最後因資格不符被淘汰的團隊,第五次招商時,改以太極雙星名義投標,順利勝出。

樓地板面積 比一○一還大

費時五年、歷經四次流標的C1、D1雙子星聯合開發案,第五次招商時,共吸引四組團隊參與,因其中一組資格不符,僅中華工程團隊、億大團隊及太極雙星團隊等三組進入決標。昨日決標結果,由太極雙星團隊奪下第一順位,中華工程團隊、億大團隊分居第二、第三順位。

市府零出資 可分55%產權

台北市副市長陳威仁表示,評分標準分為開發建議書、承諾地主分回比例、政府出資、財務狀況、都市計畫影響與社會公益狀況等項目,其中太極雙星勝出的關鍵是「市府零出資,並分回五十五%的產權給市府等地主」;另外,國際經營與建築經驗,還有永續經營的特色,都是獲得評分較高的原因。

不過,曾以賀川名義參與招標的太極雙星,其背景仍令人好奇。親自到場的太極雙星董事長何岳儒說,日本森集團是由森家族持有,在日本非上市公司,而是森家族成員百分百持有的公司;太極雙星與賀川均是由森集團的公司成員、股東所組成,另外還有互助營造也是太極雙星的股東之一,他並表示,資金來源均是外資,絕對沒有一毛錢是從中資來的。

中工第二順位:輸給價格

至於,傳出太極雙星團隊是與私地主合作投資,是否有關係人投標問題?針對此疑點,台北市捷運局表示,並沒有任何問題。第二順位的中華工程則遺憾表示「非常遺憾,價值及規劃最後輸給了價格」,但中工不願透露提出的分配比例等條件。

台北市長郝龍斌說,此案的總樓地板面積為十五萬八千坪,是一○一大樓的一.五倍,廠商總投資金額約七、八百億元(包括營造與招商成本、稅金等),預計可創造二.三萬個工作機會,是台灣有史以來規模最大的聯合開發案。他說,不景氣下,此消息格外令人振奮,且對北市西區活化與軸線翻轉,別具意義。

C1、D1雙子星聯合開發案坐落於北市市民大道、重慶北路口兩側,合計基地面積約九五五六.八七坪,預估未來可興建的樓地板面積約十五.八萬坪,超越一○一大樓,預計總投資金額也超越七月時、南山人壽拿下的「世貿二館」開發案的總投資金額五百億至六百億元。

The foreign team consist of Mori Group Subsidiary, IGB Corporation Berhad and Mid Valley Private Company win the BOT contract for erecting rest of superstructure (from floor 3) and operating 50 years.

The construction will start next year and should finish entire building in 2017.
