The city of Edmonton is looking at a $39-million plan to redevelop the area around the Stadium LRT Station into a vibrant neighbourhood.

The concept, as described in a city report, envisions the transformation of the Stadium LRT Station area into a vibrant mixed-use, "enhanced station neighbourhood."

The Commonwealth Stadium-LRT station corridor as it looks currently. (City of Edmonton)
The defining feature of the concept is a new pedestrian and cyclist-friendly street across the LRT tracks, linking the river valley and Jasper Avenue to Stadium Road.

New larger floor plans

'Pearl now features 128 total Condominium Suites, down from the original 174 suites from when we launched the Pearl project. In addition we are extremely excited that we have already sold 20 Suites in just a few weeks!'

^given the location and views, this is a little different of a situation me thinks.

Put a building like Ultima up where it is, should be good to go. Icon, er epic, towers will be a good compromise between the two.

I'm getting really Excited about what Rhodes is doing for the Eskimos. Not that it is a hard thing to accomplish....but he's making Lelalacheur look even more of a useless tit.

My brother knows him quite well and says the hes a genius and a good guy to boot! Lelalacheur was never a football man and was a bad decision imo to give him that title.

Well BMO it could have been done perhaps, as for Arlington it was a building that at one time there was hope until the fire and then the building being levelled for safety reasons.

Exactly. The Pearl seems to be tapping into the higher end market that wants and are willing to pay for killer views.

Ultima and Epic should be calibrated towards smaller more entry level suites with a few mid-priced units (25-30% max).

^ I kind-of figured that, but really are those "killer" views what people are paying for ? On MLS it seems i can get a condo with the same killer view for under $200k. Seems to me the premium being paid is for glass & granite.... etc etc.


We'll see about those other two.... Ultima is an interesting project but the execution so far is pure bush league. Epic ? Who knows... but I know that the Icons are not exactly the definition of "affordable"

^address and building is very important to some. Sure you can have those views for 200-300k, but in what kind of building. Why do you think ORP is so coveted?

^ Oh I know lots of people who place a huge amount of value on their postal code, their granite & stainless and their Crate & Barrel furniture and other things that make them feel good about themselves.... It just seems odd to me that they are increasing the unit sizes when I keep hearing on this forum how there is a pent up demand for smaller more affordable units. We'll see how some of those other projects deliver...

Well perhaps not Arlington, though my understanding was that the facade could have been saved had it not been allowed to deteriorate for so many years after the fire.
At any rate, I didn't bring it up to beat a dead horse about the buildings we've lost so much as I thought it was an interesting way to make people think about the buildings we have before we lose any more.

It's not odd when there is that type of client that wants a new building with a grand lobby, new features, large glass windows, etc and willing to shell out the dollars to pay for it.

^ the part that I find odd is not that they are making larger, more expensive suites, it's that this is contrary to what you say there is pent up demand for. Regency knows their market I would hope... I just wonder if you guys are correct in what you think there is a market for, or if it's more just "wishing" there was a market for.
