So, I was going to do an extended post on this, but since you asked here is a quick summary of what's happening.

The old proposal for a hotel is gone. Instead, Cousins Properties (Frost Bank, Palisades West) is doing a JV with Hixon (who owns the site).

They are proposing a ~36 story office tower. Renderings have not been distributed yet, but I've seen them, and it's an all glass design with some architectural slices through it.

Cousins builds VERY nice properties. Palisades West is one of the best looking/built suburban office projects I've ever seen. If they can figure out how to activate the ground level/lobby at night this could be a great project.

The new design will require a change in Zoning for addition FAR. They are shooting for 15:1. They are likely withholding the renderings and story for Shonda Novak to release soon.

Love it! Can't wait to see what the renderings will look like.

At 36 floors this will be the tallest office building in Austin as far as ground to top floor height and depending on if there is a crown could be taller than Frost.

This is fantastic news! Thank you.

A 36 story office would be great there. I'd love to see more offices downtown.

Also I live right next to the Palisades West and agree with you. It is fantastic.

Edit: wait, is this the lot behind Manuel's? The parking area across the street from Sullivan's? I remember having a discussion on how horrible it would be to lose Manuel's. lol. Did we ever figure out if they would keep those nice old buildings on Congress, and if Manuel's was safe?

Thanks for the update! This is great news. An apartment and hotel boom is underway, and it would be great to see office space in the mix. The recent news that Whole Foods had to expand their headquarters offices into the suburbs indicates that we need more office space.

Maybe Apple computer can hold off on the Riata construction and move into this new office building at 3rd and Colorado.

They won't. Apple is notoriously a suburban office holder, as are most tech firms.

Please, please do the extended post. With no rendering available, I can only ask for more information to follow up on this amazing news.

Question Downtown_Austin: This has been on my mind all day since I read your post but when mentioned ~36 do you mean 36 floors exactly or is it a rough figure which is why you added the ~ before 36? I may be reading to much into it but I just found it odd you would use that symbol.

The tilde means "approximately" so ~36 means "approximately" 36 floors, not 36 floors exactly.

There was a rendering posted here. There were actually two slightly different versions. That version is different. I don't think the building had balconies before.

That's great news. A 36-story office building probably would be as tall or taller than Frost. And it's good to hear that Cousins Properties is doing it. I have a good contact at Cousins who got me the heights for Frost Bank Tower and Palisades West. I'll have to send them an email about this new project.

I remember plans for the Broken Spoke projects from a few years back. I hope it is done with a lot of respect for what's already there.

The Broken Spoke, one of the city's most Austin-centric music venues, is getting some new neighbors.

Developer Transwestern is moving ahead with plans to build a pair of four-story buildings with more than 350 apartments atop ground-floor retail space on the north and south sides of the Broken Spoke, said James White, owner....

Austin-based Schlosser Development Corp. will soon begin work on two new buildings in high-profile spots on downtown's western edge with a combined price tag of more than $7 million.

The newest project, announced this week, calls for the former KVET radio studios at 705 N. Lamar Blvd. — adjacent to BookPeople, Anthropologie and REI — to be demolished....
