Yes they front Market Street as well... it is very odd indeed.. but they probably will not last the next 10 years. This area is exploding with growth and these buildings will probably be replaced with highrises at some point.

From that camera position That is Ludlow Street which is a 1/2 block S of Market. Its a very narrow 1 way street open to vehicular traffic but acts more as an alleyway.


Instead of the two 8 story wings and 16 story addition in back they should have gone straight up with a 24 story'
addition on top of the AAA core. The back part (where the 16 story addition could have been green space until something better came along.

I wanted to share this personal moment: I had a dream last night that the developers decided to tear the whole dang mess down and build the Chicago Spire here. Then I woke up and my life felt worthless.

Maybe you all could move to Chicago and enjoy the lovely hole we've got over here... Actually though, I never cared for that building much. I always thought Philly has a really great mix of midrises that give the city, especially in this area around Chestnut, Walnut and Rittenhouse. It'd be a shame to ruin that with a 2000 foot tower. can you guys imagine how silly the skyline would look with something twice the height of Comcast?

i wad kidding of course - i am perfectly happy with the 14 story building here.

2000 ft bldgs are cool, but the spire looked like an adult toy. the design was ridiculous. chicago is better off w/o it i think.

There are currently pictures of a model unit on PMC's website right now. The apartments look pretty nice besides the fact that the cheapest versions of nicer materials are used.

Either way, it's great to see nice apartments added to a relatively lifeless part of town (that is, at night), especially since this project is fixing up and enlarging such an ugly building.

I visited 2040 Market sales model yesterday

I was biking by saw the now leasing sign and stopped in. On Ludlow St, they are creating 2 13 story towers. Rent for a really nice (but lousy view) of a 2 bedroom 2 bath is 2650. One bedroom about 700 sq ft goes for 1600.

Could someone with photoshop talents show us what the 2040 Market building will look like in Summers343's picture above, once the two 13 story towers in the back rise? It seems it will infill that skyline nicely, blocking out a lot of ugly.

rricci, if you look at the two renderings shown on the first page (and first post) of this thread, they do a pretty good job of demostrating how the two rear wings will correspond to the rest of the project. I'm actually glad Yellow mentioned that because I completely forgot there was another component to this project.

I know you all wanted a taller tower here (and more tall towers in Center City) but I actually think this project works for that cause as opposed to against it. This project, and others nearby like 2116 Chestnut and 19th+Arch, are what CC Philly needs to ultimately manifest new skyscrapers of considerable height.

I just reexamined an old article profiling this (2040) development before shovels were in the ground, which also had some comments from the developer. He made two excellent points. Not only does this adaptively reuse substandard office space (lowering CC's overall vacancy rate, making it more appealing to tenants and other developers), but it also provides Market West with 24/7 streetlife ...and as we all know here on SSP, the city of today (and tomorrow) thrives directly from that. I think this phase in the history of this downtown will ultimate generate new taller towers shortly down the line and in the process, Center City won't just have more office towers sheltering empty-after-five streets, but a real, bustling, living neighborhood. Keep it up!
