Saw that. Really interesting that MR Properties (not to be confused with M&R Development) is keeping part of the site for what they now plan to be a hotel. This comes just a few months after they declared they were going residential on the site. They need to choose a development thesis, stick with it, and execute.

Meanwhile, Hines clearly has a strong positive feeling about the downtown office market...

Alter, and Fifield's West Loop office projects each look pretty good I think. I especially like the Fifield project's new design. Thanks for posting the photos, Spyguy...

As construction looks set to begin very shortly, I noticed that McHugh is the gc on this project. For some reason, I had mistakenly been thinking that Walsh had won this job....

Hotel is interesting. Not much competition in that West Loop market - and I support any competition for the shitty Crowne Plaza. I guess Soho House is soon to open over on Fulton.

Seems like there could be a strong market for hotel rooms within walking distance of Wacker offices and Union Station.

Not to mention all the businesses in the west loop. I can't imagine those guys staying at the Soho (a club). Maybe MR hopes it'll be like the palomar where an anchor tenant (in that case the soon-to-leave AMA) will magically bring in plenty of travelers.

Prentice Threat Bubbles Back to the Surface

God I hope this doesn't get torn down. From a Sun Times Article:

I'm going to guess Northwestern's claims are a red herring. They see the Prentice as a scar on their campus (or the urban campus they want to create). They want a homogeneity of buildings to create a campus ethos that pervades throughout the few blocks of their "campus." I desperately hope Northwestern loses this battle. Not only should urban institutions live within the urban context they inhabit, but streeterville would become even more sterile than it already is if it lost one of its few historically important buildings to another concrete box.

A spirited—and sometimes heated—discussion took place tonight at a community meeting hosted by Alderman Walter Burnett, Jr. The topic was the proposed development at 765 W. Adams Street.

The location, currently a parking lot, is directly across Halsted from Greek Islands. If approved, the $100 million development will include a retail space at ground level, several levels of parking and 351 rental apartments.

And, by the way, the building will be 33 stories tall. The developer, White Oak Realty, and architect, FitzGerald & Associates, were quick to point out that at a height of 355 feet, the 765 W. Adams property would be 95 feet shorter than Skybridge.


I hope Ald. Burnett ignores the ~30 NIMBYs complaining about the height. I honestly don't even understand who would lose their views because of this development.

In other news, the owner of the Crowne Plaza is facing possible foreclosure, so that might have something to do with the lack of news regarding One South Halsted.

It's such a big lot, they could go taller with the garage and shrink its footprint, then bring residential units down to second-floor level. The problem is, units on lower floors don't make money (no views, street noise). You'd really need regulation to tackle this problem, with the understanding that some sites may not be able to accommodate liner units and the budget may not allow undergrounding.

Big News for Atrium Village

"The Chicago Plan Commission backed a proposal to redesign the seven-acre site, which now has 307 apartments. It will get 1,500 units, mostly grouped in four high-rises."

"The commission’s vote sends the proposal to the full City Council for final action."

"Twenty percent of the apartments would be deemed “affordable” and rented to people earning no more than 80 percent of the region’s median income."

If 20 percent of the 1,500 units are deemed "affordable", then there should be no increase in the number of "affordable" units to the area. This should be a win for those already in the complex, along with hard-working, tax-paying, law-abiding citizens looking for more options in a very high priced rental market.
