When do you think all the Parking lots will be covered up in Downtown Denver?

The answer is likely never, Nexis4Jersey. After all, even the most dense urban cities have at least a few surface lots in their downtowns. Denver is pretty quickly reducing the number of surface lots downtown, but they will never fully disappear.

True , even NYC still has its lots....but when do you think most of them will be history?

Depends. Maybe in 10-15 years for the true core of the city, maybe 20-30 years for the areas surrounding the immediate core.

Hopefully not too rapidly, because that usually ends up leading to overbuilding and then a bust. That's why these mid-rise projects going up are nice. They fill in the urban core more rapidly, without leading to excessive overbuilding.

At the rate things are going, I'd say by downtown neighborhood:

-Union Station/LoDo will be filled in (say by that meaning 80% of today's empty lots have buildings built on them), in only 5-10 years.
-CDB maybe 50% of remaining lots will be filled in over next 5-15 years (with speculators holding out for the big towers that may or may never get built).
-Capital Hill/Civic Center 80% filled in over next 5-15 years.
-Arapaho Square is the big one. This is a sea of parking lots. Much of it resides in the highest and next to highest zoning. The above mentioned neighborhoods will likely need to completely fill out first, before gravity shifts to Arapaho Square. This will one day, be the next hot spot. It's just going to be a while. Time is really unknown, because it depends on build-out of the other downtown areas first and it also may be more of a 20-40 story tall area (possibly a couple of 50-70 story buildings even), not the 5-20 story range stuff. That requires a huge amount of sustained demand, for that level of density.

RedPeak to build apartment complex in Denver's Uptown neighborhood

RedPeak Properties will break ground this week on a $65 million, 302-unit apartment complex in Denver's uptown neighborhood.

The One City Block complex entails four four-story buildings on the block bounded by 18th and 19th avenues and Logan and Pennsylvania streets. The block currently is occupied by surface parking lots.

The RedPeak complex is going to be a HUGE factor in really tying together Downtown and Uptown. Filling in an entire block of surface parking with a very, very nice apartment complex like this with some architectural flair is going to be enormous!

Always thought that post was an excellent example of why family trusts owning land is a terrible idea. Yes, some of the large development companies are maintaining land banks DT in order to eventually go ridiculously big in the future. But these little family trusts are just pathetic in their mindset to not do anything with vague hopes of a massive buyout (when most developers with the chops to make it happen already have landbanks waiting).... makes one wish for a financial incentive to develop rather than hold.
