Anyone else pumped that we may be seeing a new tallest in Ottawa for the first time in decades?!? Let's hope this goes through intact.

Here we go!

Planning rational is the Centerpoint proposal for some reason, but Urban Design is in fact our new tallest skyscraper.

And it solved the mystery of Darwin's Little Italy skylines.

I agree with you 100%. This would be a spectacular addition to the Ottawa skyline! Fingers crossed it makes it through intact.

it certainly is a striking proposal (especially the north side). I still get my hackles up over the "don't worry, everyone else will only want to build shorter buildings in the area" attitude that seems to permeate all of these proposals. Why wouldn't Richcraft propose something even taller for the Dow Honda site? especially now that they seemed to have decided to go with actual architects for their future projects, instead of children with crayons.

Why stop at 42? They should go further and go over 50...

If we're talking 42 storeys that's certainly over 400 feet. I'm pretty hyped about this. The design is also impressive for Claridge considering their other offerings.

It will make the area a good proving ground for other tall buildings that will show that height doesn't equal 24h traffic and related made-up nimby BS.

I love the enthusiasm over a condo 40+ stories in Ottawa, but I'm not sure why everyone has their hopes up with Claridge at the helm. The rendering may look great, but find me a pre-approved building rendering that doesn't look great. If/once it's approved, the look will change significantly and again if/once they start building it, it will more than likely end up looking like 90% of what Claridge builds - a low-quality, uninspired designed condo that will look dated within years.

If history has shown us anything, on paper this building will look fantastic but the execution and final result will more likely leave people wanting more (see any Claridge high-rise, excluding 700 Sussex (if that even falls into the "high-rise" category), for an example - York St. Plaza, LeBreton Flats, CP 1 to 4, etc...). As a proud Ottawan I'm already embarrassed that the first thing visitors see when entering downtown via Nicholas Ave. exit off the Queensway, are 2 (soon to be 4) poorly built and designed condos by Claridge with what looks like white plastic balcony railings.

Until Claridge builds something that someone would actually be proud to call "home", there should be a city-wide ban on them building in marquis/land mark pieces of property. But let's hope Claridge surprises us all and builds a quality condo with longevity to their design, but my breath certainly won't be held.

site was purchased for $9.022 million
http://www.juteaujohnsoncomba.com/ms_may2012.htm
Quote:
The largest transaction was for a 16,318 square foot parcel of vacant land located at 505 Preston Street. The property was acquired by Claridge Homes from Imperial Oil Limited for $9,022,000 or $553/sf of site area. The rectangular shaped parcel located on the northeast corner of Preston Street and Carling Avenue was the former site of a fuel station. The site has since been cleared and is reported to have been remediated to the residential standard. The purchaser proposes to develop the property with a 42-storey residential condominium building. Tom Brethour of DTZ Barnicke was the broker with respect to this transaction.

Anyone care to wager how many floors we have to chop off before approval?

I would hope none, but I could see it coming down to 35. I'm preaching to the choir, but after a certain height, it really doesn't matter how tall the building is.

Build it at 42. Who walks around at street level and notices any sort of difference between a tall building and a really tall building?

Exactly. If anything makes a difference, it's the podium and how it interacts with the street.

It wouldn't be "decades" - the Metropole was built in 2004-2005, it stands at 32 stories, one of the tallest in the City.
