For myself I think this is the perfect location for higher density, so buildings up to 30 storeys. It would be great if the city really pushed the necessity of a livable human scale street front. So maybe the first 3-5 floors are terracing backwards towards a tower which is further back on the lot. This will just allow for more light and air into the space. I think the area should be smothered in trees, medians and planters. A green roof program could be developed, either having it as a collection of hardy plants or as a usable garden. I think the whole space should be mixed use with large pedestrian friendly sidewalks and narrower streets.

Last week I received a phone call from a survey company asking about my view of what the city is doing on the green front. Plenty of questions about the city recycling program, increased density, district heating, transit etc. Not certain who was paying to the poll, however someone with money is things about these concepts.
