not a big fan of this project, but it'll give some density for the area, btw, it will perfectly match the buildings to the north of it... and that is not compliment

I still don't know why they're building at 15 storeys when they were approved for 18. In the rendering below it had a little glass piece on the top. Actually it had a lot more glass all over it. They should've stuck with this design.

It took Richcraft eight years to come up with that. It looks more like that astoundingly awful rendering waterloowarrior scanned from a Richcraft ad and posted back in February 2011. It was so bad I actually thought it might be printer's error. The second version wasn't even all that great, but it was passable. And now we're back to this.

October 31st cash-in-lieu of parking.

Quote:
Purpose of the Application: Cash‐in‐lieu of Parking
Richcraft Group of Companies is proposing to reduce the required number of visitor spaces from 39
to 20. The reduction of 19 visitor parking spaces from 39 to 20 reflects the previous City of Ottawa
visitor parking ratio for the downtown area of 0.083 spaces per dwelling unit.

Citizen article

http://www.ottawacitizen.com/Three+p...160/story.html

* What: 15-storey, 207-unit condo tower
* Builder: Richcraft Group of Companies
* Prices: Starting at $230,000 for just under 500 square feet to $856,000 for 1,193 square feet plus terrace (locker included)
* Extras: Parking $30,000; condo fees 38 cents per square foot per month (no extra fee for parking)
* Sales centre: 293 Lisgar St.

500 sqft for $230,000 = $460/sqft

I personally believe that the location is less than perfect as the surrounding area is not very attractive, especially with the school in front on Bay St.

As a result, the units which still have nice lay-outs are way overpriced.

On a per square foot basis, it's just a bit more than what I sold my house down the street for. My house included land, parking, and no condo fees, though. Conversely, it was old and required maintenance. I don't know how they calculate these things, but if you need your own parking spot, I'd say the units are way overpriced. If you don't, they're somewhat overpriced.

For the record, visitor parking is going to be a nightmare there. It's been tight for years, but with two condo towers going in, it's gonna be downright ugly.

The renderings look a bit better than before. As for Ricardo's pizza, maybe it's a "heritage" building; we all know how screwed up the city's definition of "heritage" really is.

Unlike Gotham where the Crane was raised last weekend and I was there to see some of the action, excavation at the Edge has ground to a halt. All equipement is offsite with no activety for the last two weeks. The hole was covered with last weeks snow fall.

Make sure you don't go to close to The Edge of the hole and fall in that green stuff.

some of the fencing around The Edge would actually allow it, if you're not careful!

Thought the park in the pic was highly edited, but having checked Google Maps, I rescind my point!
