Beside the fact that energy is not wasted on heating/cooling a whole mall, there doesn't seem to be much going for these kinds of developments. More land, more cars being used, and they aren't main public transit points like Place D'Orleans, St. Laurent, etc.

These are nothing more than a regression if you ask me.

ugh. that crossroads is such a gong show, the northwest quadrant is one of the worst power centres I've ever been to; I've been to the Rona in Hull just to avoid going down there.

I think it will only get worse with this new office building plus the Trinity shopping center going up just down the road.

I find the design of that new office building interesting. It brings it right to the sidewalk at the corner. But is that really desirable on the Hunt Club front, being an 80 km/h high-volume road?

The cynic in me is inclined to think that putting it at the corner and not set back was done for one or both of two reasons:

1. visibility of the office spaces
2. access issues near a busy intersection: the further you put the accesses from the corner, the easier things will be. That effectively forces the building location into the corner nearest the intersection.

From an urban design perspective, none of the upper floor units have any real access to the two streets; the stairs/elevators all dump out into the parking lot, so any employees who wished to walk to anywhere for lunch have to start in the parking lot. Kind of a depressing, really.

As of the beginning of May when that PDF was produced, it looks like most of the second floor units had already been sold whereas most of the first floor units - which have street access - were still for sale (although the second floor units are generally smaller, and the one ground floor unit that was sold was also the smallest of the ground floor units). That to me kind of indicates that the ground floor units should have been designed and marketed as something other than office space...


There is a certain irony in the way development is progressing generally: we're getting tall residential condo towers near and around mass transit stations while we are getting office blocks in the middle of nowhere. What good is having residential condos around transit when the employment destinations are increasingly in locations ill-served by transit? From a transit planning perspective, we're better off having tall office buildings around transit stations and people living all over since at least it is easier for transit to get someone to the rapid transit system from their residence than it is to get them from the rapid transit system to a distant place of employment.

Personally, I think they did a great job at the SAWGRASS MILLS OUTLETS in Sunrise, Florida (Fort-Lauderdale).. For anyone who's been there, yes they have that enormous jumbo-mall with the great lands of parking but I love how they added the whole outlet stores around! Great architecture, nicely executed and it really has a nice pedestrian feel where you park your car and walk all around the little pedestrian streets and shop and have coffee/lunch/dinner on outside patios. Hopefully they can do something like this with the Tanger Outlets.. Unfortunetly, trainyards was lost and def. does not have this field since they included the parking right in the center of it all and the stores around (so you have to walk 10min through a sea of parking to reach anything), or be a lazy a** and actually drive from store-2-store...

Yup. I hate the Trainyards. I drove around there once for 5 minutes trying to find a Walmart that I knew was there.

There are more than a few of those new 'town center' style malls in the states. They really started popping up regularly about 10 years ago. Have a sea of parking around a few blocks of stores, with an open space in the middle.

It's so comfortable to just park and then walk around. I remember reading that sales/sqft were much higher. In conventional big box strip malls each additional store you visit is taking you that much farther from your car. In a this newer format you can walk by 20 or 30 stores and still be a few minutes from your car.

EDIT: Here's another one I'm familiar with, in Huntsville AL. They built two large ponds and a bridge, and a pedestrian street. And they built multi-level parking to hide the size of the parking lots. It's a very comfortable place to go walking.

Ah, "shoppes"! I wonder if they're planning to hold an annual Renaissance festival in the parking lot? Nothing says period character (i.e., shoppes) like a suburban Shoppers Drug Mart, a Food Basics, and a Toys R Us... or Toys Be We.

Wow. Should be fun accessing that Lowe's at pretty much any time in the morning/afternoon. Gotta be one of the worst locations to get to from anywhere in the city, despite being centrally located. i used to work in the Auriga/Antares area and the traffic backed up from the Hunt Club bridge is awful - and for a lot longer than most roads/intersections in Ottawa.

Indeed, traffic is a huge issue in that area. Some recommendations:

* The western and eastern entrances should be removed. From Hunt Club, all access would be at the central entrance - which would be right-in, right-out.

* Bentley should be extended under Hunt Club (sharing the underpass with the VIA tracks) and connected to the Audi dealership via the local access road.

* If a transit route is added along Hunt Club, then a pedestrian overpass would be necessary to change sides since there would be no traffic signals.
