You know Pinnacle could just build a gigantic 20s slab building on this site with a small inner courtyard, rentals facing inside and condos facing outwards. More density than three 70s towers.

You really don't get the concept of speculation. I speculated Menkes would go for the long term investment instead of a quick buck. They still may all things considered. BTW, how tall is the 1 York office tower? Hmmm, around 30 storeys. How much of the site does it occupy? About half. I just hope everything proceeds as planned. I couldn't live with myself knowing your head exploded after Menkes replaced two weak selling 70 storey condo towers with a high demand twin office tower.



One Yonge is a different beast. There has been a lot of planning done in anticipation of its development. It's also in private hands and in close proximity to the mulit-million dollar masterplanned midrise Queens Quay district. This is how I came to my findings. You never presented yours. Lemme guess. You have nothing aside from big parking lot and the price paid.

Twin 30 story office towers would be quite a reasonable alternative to the cheap'n'gimmicky monstrosities that Menkes has proposed for that site.

I have no sources for this, but it seems as accurate as some of the other postulates posted.

All the speculation is this will be 3 towers.

Three 30 floor towers, for $25 mil more than the Menkes Lot plus the cost of the Menkes Office Tower? Your math logic will not win you this internet battle.

One Tower will be a minimum of 70 floors.

Menkes - $70 mill (2 x 70 floors and 30 floor office)
Pinnacle - $255 mil (1 Office Tower - $150 mil) and (3 Residential Towers at $105 million)

Yes, I just don't understand why things with an actual at least semblance of architectural merit can get built in most other similar sized cities on the planet and still make money, but we can't.

It's not just about making money.

Its about making shitloads of money.

Another thing to remember is unlike Saskachewan, Newfoundland, and Alberta we don't have bucketfuls of oil to subsidize the building of fancy capatialist palaces.

Every dollar here counts and has to be maxamized.
