Always nice to see businesses relocating to Denver. 74 employees filling office space - wonder which one..

A new project?

Saunders Construction posted this picture on their website, in place of One City Block.

It is obviously a project at 20th and Logan instead of 19th and Logan. But, the question is: Why did Saunders Construction have this rendering? Are they the construction company for it?

Several cases have been reviewed by the City for this property, first in 2007, and the last time earlier this year.

Thoughts?

nice find...love it...20 more of these is what we need (and we'll be there in 5 years)

ok, quick edit...the corner could use some retail / better glazing...if i was being picky, that is.

^^ The density is nice. It's not as nice looking as the proposal that was designed by Oz Architecture from a few years back. I believe that one was for-sale condos.

This proposal really needs retail along 20th. Overall, it's not very nice at the street level.

Looks like the DaVita building.

Anyway just thought I would share that construction has been going for about a month now at the old marriott site on Hampden and I-25. Anyone know whats going in? looks like maybe just retail which is a bummer for that spot and a waste of zoning.

Also some machinery has arrived at the old church site behind the King Soopers on Yale and Colorado.

How many goddamn streets need retail? That's everyone's suggestion when they don't like the base of a building, "it needs retail". We shouldn't have retail along every single street and 20th right here doesn't need it. Not when you have a great retail hub one block south at 19th and an even greater one at 17th. Sure, let's dilute those hubs.

How about suggesting that the bottom floor be reworked to include some ground floor walk-up residential? That would be a great way of modifying this proposal and show a bit more imagination than the standard, "it needs retail".

A retail development with a 4-story, 300-plus unit apartment complex behind it. The retail is not the best use of the site, but the apartments are a good addition.

Oh man, it would be so awesome to see that filled! I don't see how there can be an argument against retail, especially in that area? It's not like that area is flooded with stuff, especially when considering what you have directly west to that....nothing. If we are trying to fix the destruction the city made years ago, it seems incredibly short sighted to not think retail belongs.

I think the better term is to want "commerce" options on the ground floor of buildings. It might be a yoga studio, law office, or shoe store - whatever. As the city creates greater density, you want as many options to spend and make money within the confines of the city, hopefully within a half mile radius of wherever you live.

With that said; I'm not a big fan of the looks of this building. It appears like a suburban Radisson hotel.

Wong is absolutely right!! This building doesnt need retail. There's retail right at this corner...plus there's a wahoos right down the block, there's also a convenience store at the Grant Street Condos...let's not to mention that 19th has some great retail in addition to what will be at One City Block!!

Oh and if retail is so important, why are the retail spots at One Lincoln park still empty (not to mention they're located right at a light rail station)?...oh and let's not forget the old sales office still sits empty!!!

Ya Im fine with ground floor retail but not if it is just that. I think there should be like 15 story apartments on top. Plus there is already plenty of retail from I-25 to Tamarack Square. We got dozens of places to eat 2 grocery stores a movie theater banks car washes gas stations hotels and a super Target going in.

Wow, I can't tell if you guys are just doing a terrific job at sarcasm, because it sure sounds like you guys are saying options are bad. As Fritz said, it doesn't necessarily have to be retail, but ANY type of business on the ground level would be better than those closed off walls. Maybe it's because I'm on the younger side of things, but I still try and take advantage of what my neighborhood has to offer on a regular basis. Even if this means experiencing something by simply walking past it, and from what I see in this rendering, it would not be a nice experience.

And I also agree, that building is pretty hideous, but just changing those orange/yellow colors to some shades of grey/white would make a HUGE difference.

Another groundbreaking for the highlands neighborhood. River Meadow just broke ground today on the next 2 phases of its Tejon34 @ tejon st and w. 34th ave. Looks like it will be 2 buildings, 1 consisting of 5 townhomes (West Courtyard), and the other a condo building (Tejon North) with (16?) units...possibly more, couldn't find a count. Anyway, it may be small but its another cool piece of infill contributing to the new face of highlands!

I still maintain this is the scariest thing going on in Denver right now. Sure, there may be kids who can challenge major projects with a couple hundred bucks and some passion for old creepy buildings. But if these West Highland folks win somehow, we will have a whole cottage industry of attorneys challenging every project in the city. Ambulance chasers... Architect chasers... I might just have to get in on the action, it could be quite lucrative. Not good for development though…

Some observations today:

- Almost all the buildings are down at 2785 Speer
- A house torn down at the corner of Clay and 26th. Could be another multifamily development like at 28th and Clay which is coming along nicely.
- Element 47 is leveling out land and making good progress
- There's a lot happening on Tejon between 32nd and 35th! In just a few short years this area has dramatically changed!!
- There's fence up around the homes at 35th and Tejon. Looks like demolition is imminent.
- Land has been cleared mid block on Vallejo south of 32nd for another new condo/townhome project. Project was already announced a few pages back.
- The land that was to be Beleza at Brighton and 31st is for sale. We saw that coming.
