Buried in today's story about Tadao Ando's project at 152 Elizabeth Street, the Times reports another bit of starchitect news: Ando's fellow Pritzker Prize winner Álvaro Siza is designing a 400-foot-tall residential tower at the corner of West 56th Street and Eleventh Avenue. The building will be the Portuguese architect's first ever project in the United States. Grocery store mogul and perpetual political candidate John Catsimatidis made a deal to sell the site to the development firm Sumaida and Khurana (same people behind 152 Elizabeth Street) earlier this year. The property currently holds the Gristedes headquarters and a Lexus dealership.

This is confusing. There's another project here on this same block that is also taking over the Lexus dealership.

Yup, on the Western side of the block. Whole blocks are being developed. Around the proximity many developments planned.

Edit: The site is that 6 story office building. Which houses offices for the lexus dealership, but not the actual parking lot dealership.

It looks like that corner building is a different development. 606 W 57th has already been designed by Arquitectonica too, and SLCE is the filing architect.

Álvaro Siza is apparently designing something for 823-825 11th Avenue, aka 601-605 W 56th Street. That site is occupied by a six-story structure located on the southern corner of the block. That current structure can be seen here (in pink):

Yes, there are two developments on this block.

The 400 ft. condo tower (this thread) is the site that fronts 11th Ave. The huge 500 ft. rental tower is the site that fronts 57th Street. Two separate and unrelated towers.

The building will measure over 172,000 square feet and stand 420 feet above street level. Its residential units will come in a variety of configurations, from one-bedrooms to penthouses, and amenities include a landscaped roof garden, a sun deck, swimming pool, spa and fitness center, and entertainment space, among other facilities. Sumaida + Khurana and LENY are the developers, Gabellini Sheppard is designing the interiors, and SLCE Architects is serving as the architect of record.

Construction starts this summer, with completion anticipated in 2019. A six-story commercial building must first be demolished.

The building at 609 West 56th Street will have 80 apartments spanning 123,262 square feet of residential space, and 3,835 square feet of retail on the ground floor, the filing shows.

Three units will be on the second floor, six on each of the third through seventh floors and two duplexes across the eighth and ninth floors, according to the filing. There will be two units on each of the 10th through 12th floors and 14th through 31st floors. Each of the 32nd through 34th floors will have a single full-floor apartment, the filing shows.

Currently, there is a three-story building at the lot between 11th and 12th avenues.

Catsimatidis, grocery store magnate and former mayoral candidate, acquired the site in 2001 for an undisclosed price, according to city property records.
In 2014, Catsimatidis hired HFF to market the property and nearby 823 11th Avenue. In February 2015, he sold the six-story building, which was Gristedes’ corporate headquarters, at 823 11th Avenue to development company Sumaida + Khurana for $55 million.

Red Apple and SLCE Architects, which is serving as architect on the project, were not immediately available for comment.

I'm just noticing now that the rendering above has this project located at 56th and 8th. I know architects get city backdrop locations wrong all the time (particularly with respect to reflections on glass), but this is a pretty egregious example.

Located at the intersection of West 56th Street and Eleventh Avenue, this residential building will bring 80 new apartments to the neighborhood. Condos here will range in size from one-bedrooms to four-bedrooms, and many of them will feature private outdoor space.

Amenities announced so far include a landscaped roof garden, a fitness center, a children’s playroom, and an entertainment space to host private events.

This project was first announced in January 2016. Siza had been hinting for some time about working in New York, and Sumaida+Khurana and LENY brought the architect on board.

Plans for the project were filed in April last year, and a Gristedes had to be demolished to make way for the condo building. The developers paid the grocery chain’s owner, John Catsimatidis, $55 million to acquire the site at 611 West 56th Street.

The developers have also just acquired a $36 million acquisition loan for the project and are raring to go. Leonard Steinberg and Debra LaChance from Compass have been brought on board for sales, which are expected to launch in the fall of 2018. Construction is scheduled to wrap sometime in 2019.
