JERSEY CITY | Crescent Park (246 Johnston Avenue) | FT | FLOORS (2150 Units)

Note: Rendering is "conceptual". 2,150 units is a lot, so I'd expect bulkiness and a few high rise towers. Hopefully a little taller, but this might be worth watching, as is any 2000+ unit project.

Huge walkable waterside development slated for Jersey City

Private equity firm Quadrum Global is planning a 2,150-unit complex that includes 50,000 square feet of retail and a new public park for a now-vacant parcel. One available rendering of the development, called Crescent Park, depicts glassy 12-story towers curving around a lush park and waterway.


Just east of I-78 on the banks of Mill Creek Outfall, a Hudson River tributary, the development is roughly parallel with lower Manhattan’s Financial District. Future residents will live within walking distance of ferry service to Manhattan and the Hudson-Bergen light rail line.

Jersey Digs reports that Quadrum’s partner, developer Johnston View Owner, bought the 7.5-acre property, which is part of the Grand Jersey Redevelopment Area, for close to $35 million in April 2015.

Crescent Park could break ground as early as next year, documents show. Plans call for a cleanup of the creek in addition to the new construction, though the Jersey City Planning Board has yet to approve the project.

This has zoning approval to go up to 60 floors. I was surprised to see the towers would be only be 12 floors. I've quoted a post from earlier this month on this topic.

I question the 12 floor towers and I don't think it will be that. Its a conceptual rendering. I'd imagine before any zoning approval or a while back. Might be hard to squeeze that many units given all of that green space plus what looks like 3-4 12 floor towers. I think this will be much larger. Unless there are 4 towers, at 12 floors a piece, with 50-70 units per floor. But that would yield some very small units given the parcel size plus how much is dedicated to green space (conceptual rendering).

The best course is probably to wait for schematics and site layout. One that is more detailed and not missing half the parcel. Might give us a better idea of what to expect.

This is big for JC though. For any NJ city really. And this isn't the only development in JC. Its becoming apparent, that JC is really booming. Faster than many expected. Kinda like DoBro, only on the less cool side, NJ.

At this point, any greater clarity on the tower heights? Conceptual renderings show at least three towers of mid rise(12-14 stories)...any more that are high rise?

Call me crazy - but I believe there is a third mega development next to this one.

Reminds me of Riverside South. It would be nice if SHoP architects could be brought in on this.

Together with its development partner, Quadrum is currently completing a master plan with the goal of rezoning the site to increase total unit count from 995 to 2,265 without increasing overall square footage, while also expanding the waterfront public park. The site requires extensive environmental remediation, which is currently underway, and has numerous infrastructure challenges including construction of roads, utilities, and management of a combined sewage outfall. It is anticipated the master plan, environmental remediation and rezoning process will be completed in 2017 and construction will commence in 2018. The Project will be built over several phases.

This should clear a few things up



The developer is gunning for 2,265 units from the 995 allowed "as-of-right."

The developer owns (2)46 Johnston Ave; 7-39 & 46-50 Aetna Street, but not 41 and 52 Aetna Street as that has been the subject to a recent RFP from the Jersey City Development Agency, per NY YIMBY & Jersey Digs.

The three mid-rise buildings look like 13 floors each. The downtown development map lists 39 Aetna at 189 units and 50 Aetna as 106 units. Both are shown as approved. Even if the rezoning quadruples the allowable density for both the Aenta sites, (2)46 Johnson Ave is still looking at over 1000 units. So it should be pretty substantial at around 60 or 70 floors. This one is moving a little slower than the other Liberty Harbor one, but the developer still expects full zoning approval by the end of 2017 and commencement of construction by 2018.

You mentioned a third mega development.. which is that? I like the balance of the six tower project more than three 13 story and one whopper of 60-70 stories but all in all both will be great additions to Jersey City moving forward. It's almost dizzying how rapidly things seem to be moving and expanding!
