Anyone know of any plans for a new development almost across from Fulton West in West Loop? There were demo permits issued for 2 buildings almost across the street from it at 1315-1321 W Fulton St. There is a parking lot on the side of each of these buildings, but not sure if they are actually part of either property.

^ Yeah, I've been trying to figure the same thing out. The only thing I could gather was that the building that is three stories is owned by Avison Young, but it isn't shown as one of their public listings. Do the demo permits list the architects/developers who requested for them?

Sterling Bay owns it under the name 218 N Elizabeth LLC (218 N Elizabeth is the address of the western parking lot basically). The address is 1040 W Randolph which is SB's offices.

Nothing on their site about any development there. SB bought it 3 years ago:

Are those balconies on the right? Looks residential.
At first I thought maybe it was 111 Wacker but streeterville makes sense.

Also, the massive 6 story loft building at 4000 W. Diversey Ave is looking to upzone from 84 live/work units to 125 residential units

^^^ Interesting, the alderman said absolutely no residential units originally. I wonder what changed? Perhaps he received more donations?

125 doesn't seem like many units for such a massive building.

This is only a small portion of the entire complex. There is also 300,000 SF of office space, the entire first floor worth of retail (a large chunk of which is already occupied by an awesome Cermak Fresh Market which is the most high tech grocery I've ever been in. All price placards are digital and remotely changed, all LED lighting, etc), a large parking garage, a self storage facility, and even a large chunk of square footage leased to Climate Guard windows for an expanded manufacturing facility. They've also ripped up the entire parking lot across the street and started turning it into a giant North/Clybornesque retail strip mall thing. Ross Dress for Less is a Less than exciting anchor tenant, but there's plenty of additional space in that complex. Hoping for a few fast casual options that Avondale utterly lacks, Chipotle, Jimmy Johns, Potbelly, anything would be welcome...
